Access Easement
This Access Easement is made as of the 22-v�.J day of����-PG, 1999 by
Safeway Inc. ("Grantar") in favor of DALE WALKER and CHERYL WALKER,
husband and wife, and RICHARD M. SNYDER and JEANNE C. SNYDER
(collectively, "Grantee").
WHEREAS, Grantee is the owner of certain property more particularly described
in Exhibit A("Grantee's Property"), adjacent to certain real property owned by Grantor.
WHEREAS, a portion of Grantee's Property is currently leased to Ruth and
Marshall Cook ("Tenant") for the operation of a coffee kiosk (the "Coffee Kiosk"),
pursuant to a Lease dated February 1, 1997 (the "Kiosk Lease").
WHEREAS, Grantor has agreed to grant to Grantee an easement for access over a
portion of Grantor's property, for purposes of vehicular access to the Coffee Kiosk for the
� duration of the Kiosk Lease.

o NOW, THEREFORE, Grantor hereby grants to Grantee a nonexclusive easement
`_' for vehicular access only over and across the property more particularly described in

Exhibit B hereto (the "Access Easement"). The Access Easement is for the sole purpose
�' of providing vehicular access to the Coffee Kiosk for the remaining term of the Kiosk
Q Lease. The Access Easement shall terminate on the expiration or earlier termination of
� the Kiosk Lease, and in any event shall terminate no later than January 31, 2007.
