The following briefly describes the application and the necessary Public Approvals. See also https://cutt.ly/UgXswZY PROJECT DESCRIPTION: The applicant is requesting preliminary Short Plat approval for the subdivision of an existing 21,412 square foot lot, zoned R-6, into 2 lots for the future construction of single family residences. An existing residence is proposed for removal. Proposed Lot 1 would have an area of 10,277 sq. ft and Lot 2 would have an area of 9,536 sq. ft. Access to the proposed lots would be provided via driveway access off of N 24th St. A modification request has been submitted to allow a hammerhead turnaround within the N 24th St right-of-way to provide the required emergency access turnaround instead of a cul-de-sac. The project site is located within a wellhead protection area, zone 2. No other critical areas are mapped on the project site.
