On behalf of Maggie Wang, The Abbey Road Group Land Development Services Company, LLC is submitting the following Modification Requested to comply with the City of Renton Modification Process: Abbey Road Group Land Development LLC has reviewed the Transportation Department comments of the Pre-Application Meeting comments dated December 13th, 2016. The comment regarding this modification request is as followed: “Currently, a portion of the ROW is unimproved. Due to the steep grades, transportation section does not have plans for extending the street. So, the developer can submit a modification request with the land use application to not extending the pavement in the currently unimproved ROW”. Abbey Road Group Land Development here by is requesting the before mentioned Modification request to not extent NE 12th St westerly beyond the current point of termination due impart to the steep slope critical areas. The steep slopes beyond the westerly point of termination of NE 12th St are in excess of 25% slope grade. In agreement with the City of Renton these slopes make it unfeasible to extend NE 12th St westerly based on a health and safety factor of the public pedestrian access routes, vehicle safety, and beyond maximum slope for emergency vehicles routes. For these reasons please consider this Request for Roadway Improvement modification. Please review the above justification to determine if the modification is warranted and provide any other request for information needed to make and educated determination.
