DECISION:
Staff agrees with the applicant’s justification for Modification of Residential Design Requirements. The proposal
satisfies the criteria listed in RMC 4-2-115.A.2 for approval of residential design modifications. Therefore, the
Nguyen SFR Residential Design Modification of the residential design requirements for the proposed single-
family residential structure, Project Number LUA20-000253, MOD is approved.

The decision to approve the modification(s) will become final if not appealed in writing on or before 5:00 pm,
on December 7, 2020. Due to Governor Jay Inslee’s Proclamation 20-25 (“Stay Home, Stay Healthy”), the City
Clerk’s Office is working remotely. For that reason, appeals must be submitted electronically to the City Clerk
at cityclerk@rentonwa.gov. The appeal fee, normally due at the time an appeal is submitted, will be collected
at a future date. Appeals to the Hearing Examiner are governed by RMC 4-8-110 and additional information
regarding the appeal process may be obtained from the City Clerk’s Office, cityclerk@rentonwa.gov. If the
situation changes such that the City Clerk’s Office is open when you file your appeal, you have the option of
filing the appeal in person.
This decision expressly approves the specific request(s) to: use stylistic materials such as HardiePanel siding and
Tongue & Groove (T&G) cedar siding to emphasize the modern architectural style of the home rather than the
façade modulation requirement of two foot (2’) deep offsets for street-facing building elevations; and eliminate
the residential design requirement to provide architectural detailing in the form of three and one-half inch (3
1/2") minimum trim surrounding all windows and doors that is required; and eliminate the twelve inch (12”) eave
projection with horizontal fascia requirement for the north east corner of the building to allow for a stylistic
bump-out of the building to meet the eaves of the flat roof to create a bold corner that emphasizes the modern
architectural style of the proposed house located at 1111 S 4th St, Renton, WA 98057. Other design elements or
representations, provided within the submitted application materials, are excluded from this approval and would
be subject to the Renton Municipal Code in effect at the time of building permit application. (For clarity, the
building elevation (Exhibit 3) labels were modified by staff to reflect proper north and south elevations.)
