SUBJECT: Kennydale Reservoir & Fire Station Final Short Plat Application
Attached is our Land Use Application for the final short plat for the Kennydale Reservoir and
Fire Station 15 property.
On July 29, 2020, the City issued an Administrative Report & Decision approving the preliminary
short plat with no conditions.
This memo is to confirm that all required roadway and utilities improvements are completed in
accordance with the approved plans and under civil construction permit no. C17005353.
The improvements along the property frontage on N 30th Street include new curb, gutter,
an 8-ft planter strip with landscaping, an 8-ft wide sidewalk, 2 driveways and street lights.
An 11-ft wide strip of land along the property frontage on N 30th Street will be dedicated to the
City for right-of-way uses upon the recording of the final short plat. The r/o/w dedication is
shown on the face of the final short plat survey map.
All known and recorded easements are shown on the face of the short plat.
A joint maintenance of the access Tract A is shown on the plat. The City will be developing a
more detailed maintenance agreement with Renton Regional Fire Authority regarding the
ownership and maintenance of the access tract as part of our conveyance of the new fire
station to the RFA and after the creation of the 2 lots through the recording of the final short
plat.
There are no existing or proposed restrictive covenants on the short plat.
A copy of the statutory warranty deed with recording number 20011130000375 is attached to
confirm that the property is owned by the City of Renton. We are requesting the waiver of the
title report or short plat certificate since the acquisition of the property was handled through
the City Attorney’s office in 2001. There is a reference on the short plat map to a title report
no. 0080288-04 issued by Chicago Title Insurance Co. on October 3, 2016. We can try to obtain
copy of this title report.
