HomeMy WebLinkAboutPN_Project_Narrative_Crompton_LLA_201204_v1Project Narrative for Crompton LLA Application – My property is located at 3623 Lincoln Ave NE, Renton, WA 98056. The property is comprised of 2 parcels – 3345700225 – 50,393 sq. ft, 1.16 acres 3345700245 – 25,553 sq. ft, .59 acres My physical home, front yard, driveway and an approximate .5 acre of cleared land is located on parcel 3345700225. Immediately outside my back door begins the second parcel 3345700245 which includes all of my back yard, back patio, and sport court. My application is requesting to modify these two parcels such that my entire home and front and back yards are on one parcel and the ~.5 acre side lot stands alone as the other parcel. I have worked with a surveyor to identify a new lot line which would delineate the boundary between my home and this side lot. That new lot line is angled intentionally to follow a natural line between the 2 new proposed parcels indicated by a very large, mature cedar tree and a slight ~ 10 ft slope from the east lot to my home. By angling the new lot line, it maximizes the usable sq. footage of the side lot while preserving the existing features of my home and front yard, specifically my driveway and the mature cedar. The mature cedar marks the entrance to my front yard and driveway and needs to stay part of my home property. The sloped area has a series of very mature trees and shrubbery which is part of the beauty and landscape of my front yard. Placing a new lot line that follows these natural features will result in optimum use of both parcels. Just to note, the existing lot line on the west side of both of my current parcels is already also angled to follow the natural slope of the terrain. The proposed new lot line will result in a side lot/parcel of .46 acres and my home lot/parcel of 1.29 acres. My current use of the property is for my home. The ~.5 side lot is actually cleared and is covered with field grass which a very large mature cedar in the middle and 6-7 smaller planted pine trees along the east and south border. I do mow and trim the side lot and use it for occasional recreation with friends and family. There are no improvements to this side lot other than that it is maintained and park-like in nature. I don’t plan to make any improvements in the future to this side lot. The intent of this request is to create one parcel that encompasses all of my home and corresponding yards and another parcel for enjoyment or future development. I would also like to request that the resulting home/parcel Lot A (see map) of 1.29 acres be associated with parcel number 3345700225 and the .46 side Lot B (see map) be associated with parcel number 3345700245. The reason why this is very important is that my home mortgage and property tax escrowed as part of my mortgage payments are associated with parcel number 3345700225. I pay the property tax for 3345700245 separately myself. If at some point I were to sell my home, any sort of capital gains and associated costs will be based off of parcel 3345700225.
