The project site totals 1.73-acres (75,172 square feet) and is located within the Commercial Neighborhood (CN) zone and Urban Design District D. The existing development includes an 1,800-square-foot convenience store, a 2,000-square-foot fuel dispenser canopy, four (4) fuel dispensers, and three (3) 15,000-gallon gasoline Underground Storage Tanks (USTs). The project will include the removal of the three (3) USTs and installation of one (1) 20,000-gallon Regular Gasoline UST, one (1) 15,000-gallon Supreme Gasoline UST, and one (1) 12,000-gallon Diesel UST, along with four (4) new dispensers and associated product and vapor piping. The purpose of the project is to modernize the existing fuel system, including replacing USTs that are beyond their warranty period and to ensure the compliance with the latest environmental standards for retail gas stations. No changes in access to the project site are proposed. The project site is mapped with a Wellhead Protection Area, Zone 2. PROJECT LOCATION: 1419 NE 30th St (APN 3342103271) LEAD AGENCY: City of Renton Environmental Review Committee Department of Community & Economic Development The City of Renton Environmental Review Committee has determined that probable significant environmental impacts from the proposed project can be mitigated. An Environmental Impact Statement (EIS) is not required under RCW 43.21C.030(2)(c). Conditions were imposed as mitigation measures by the Environmental Review Committee under their authority of Section 4-9-070D Renton Municipal Code. These conditions are necessary to mitigate environmental impacts identified during the environmental review process. Because other agencies of jurisdiction may be involved, the lead agency will not act on this proposal for fourteen (14) days. Appeals of the environmental determination must be filed in writing on or before 5:00 p.m. on January 26, 2021. Due to Governor Jay Inslee’s Proclamation 20-25 (“Stay Home, Stay Healthy”), the City Clerk’s Office is working remotely. For that reason, appeals must be submitted electronically to the City Clerk at cityclerk@rentonwa.gov. The appeal fee, normally due at the time an appeal is submitted, will be collected at a future date. Appeals to the Hearing Examiner are governed by RMC 4-8-110 and additional information regarding the appeal process may be obtained from the City Clerk’s Office, cityclerk@rentonwa.gov. If the situation changes such that the City Clerk’s Office is open when you file your appeal, you have the option of filing the appeal in person.
