CITY OF RENTON HEARING EXAMINER
Per the Governor's Emergency Proclamation 20-28, the City of Renton is prohibited from holding an in-person
meeting at this time. Therefore, a virtual/telephonic Public Hearing will be held by the Renton Hearing Examiner
on February 2, 2021 at 11:00am by means of the Zoom video conferencing web application, which includes
a toll-free phone-in option, to consider the following petition. The public is highly encouraged to attend the
meeting by using one of the methods listed below.

PERMITS/REVIEW REQUESTED: Modification to Master Site Plan and Preliminary Plat; Site Plan Review; Street
Modification
PROJECT DESCRIPTION: The applicant is requesting a Modification to the previously approved Master
Site Plan and Preliminary Plat Approval, Site Plan Review for Blocks A and B of the Master Plan, and Street Modification
for a proposed mixed use development that would include approximately 651 multi-family residential units and 38,900
square feet of commercial space located on a 10.8 acres site at 2902 NE Sunset Blvd. The subject property would contain
two mixed use buildings along the NE Sunset Blvd frontage, referred to as Blocks A and B in the master plan, that would
range between five and seven stories and up to approximately 70-feet in height. Blocks A and B would contain
approximately 555 multi-family units, of which 277 units would be affordable, and both buildings would contain ground
floor commercial space. The subject property would also contain approximately 96 fee-simple townhomes, referred to as
Blocks C and D in the master plan, utilizing the unit lot subdivision provisions. Residential density on the subject property
would result in approximately 71 dwelling units per net acre. The master plan site would contain approximately 1,024
parking spaces located within the mixed use buildings, townhome units, and a 13-space surface lot. The existing Greater
Hi-Lands Shopping Center would be removed. New public street connections would be constructed providing access
through the site. Private alleys are proposed for vehicle access to townhome units. Street frontage improvements would
be constructed along the site’s periphery. Proposed drainage improvements include the use of bioretention planters and
an underground infiltration facility.
