RELEVANT PROJECT EXPERIENCE
Modera Redmond: This 300 unit apartment community in the Redmond downtown core has presented the design
team with numerous land use and fire
access challenges resulting in a complex
architectural solution in order to meet
the clients demand for a high net rentable area per gross area ratio. As a Project Architect, Mark has been an integral part
of the team to problem solve and find
solutions to meet these criteria while
producing an aesthetically unique design
that meets the high standards of the Redmond Design Review Board.
Park Lane Mixed-Use*: Mark served as
Project Architect, Manager and design
lead on this 128 unit mixed-use project
in the heart of downtown Kirkland.
Challenges included difficult soils with high water table, a lengthy and grueling design review process, frontage on a
brand new city installed pedestrian
oriented street and complicated
“stepped” setback requirements along
the three street frontages. When completed Park Lane retail will integrate seamlessly with the pedestrian oriented
nature of the Park Lane streetscape and
provide homes in the midst of the transit
center, city parks and county library.
Gateway Apartments*: Mark was the Project Architect and Manager of this 177 unit, 11 building, low-income apartment
community with surface parking for 296
cars in Snohomish County. Encumbered
by several wetlands the biggest challenge
was maximizing the allowed density given the land available to actually build on. When completed the project will include
a community center, pool, indoor and
outdoor recreation facilities and a nature
trail connecting all portions of the site.
Villa Firenze*: This 7-story condominium in Bellevue sits at the edge of a large city park, adjacent to the county library.
As Project Manager, Mark saw this
project from design review all the way to
construction, also providing Construction
Administration on this Type-II FR structure. As part of the building permit approval, Mark successfully completed
an alternate methods application for
glazing in close proximity to the property
line after the building was required to
move due to an increase in width of the adjacent city Right of Way.
