Project Narrative
BOSAIR LLC 287 Hangar Expansion
BOSAIR LLC. is proposing to expand the existing 287 hangar building at 287 Perimeter Road.
The proposed hangar expansion is on the south-east corner of the Renton Airport, south of the
control tower. The current zoning is (LI) light industrial. The adjacent airport property is also
zoned (LI). A shoreline Master Submittal Development Permit (SSDP) and a SEPA checklist
environmental review is also required due to the project’s proximity (100 feet) to the Cedar
River, a class one shoreline, and the projects overall size approximately 5,000 square feet. The
site is accessed from Perimeter Road, a paved two-lane secondary roadway providing exclusive
access to the airport properties. The project is located within the 80,852 square foot ground lease
secured from the City of Renton. The projects estimated cost is $1,000,000 and is scheduled to
begin construction August 2020.
Soil conditions on the 80, 852 square foot facility have been examined by Terra Associates and
has received an addendum letter covering this project.
BossAir LLC proposes to construct a hangar addition to the 287 building of approximately 4,800
square feet on their leased airport property. The new addition is approximately 33 feet by 160
feet and 34 feet high.
Construction of the pre-fabricated steel hangar addition will include five remotely controlled
hangar doors each approximately 22 feet high by twenty feet wide. Architectural design of the
proposed addition will feature red colored steel siding to match that of the adjacent 189
maintenance building. Whir gridded windows will be added at the south west and east facades of
the new building.
