The 6,627 sq. ft. one-story building was previously occupied by a Denny's restaurant and the building is currently vacant. The 23,300 sq. ft. (0.53 ac) site is located in the Commercial Arterial (CA) zone and Urban Design District D Overlay. The site is designated Commercial Mixed Use (CMU) in the Renton Comprehensive Plan Future Land Use Map. After demolition, the City may lease the vacant site from the applicant to use as a construction staging area for the Rainier Ave S capital improvement project. The applicant is proposing to demolish the existing building in the spring of 2021 and cut and cap all utilities. The slab-on-grade foundation would be left in place to ensure that potential contamination remains in place until the future redevelopment of the site, at which time a full environment al remediation effort would occur. The roadway improvements are expected to be completed by 2023, after which time the applicant would remove the foundation and either sell or redevelop the site. No trees would be removed as part of the demolition, but some existing vegetation would be temporarily impacted by heavy equipment. According to COR Maps, the site is located within the Wellhead Protection Area Zone 2. The applicant submitted an Environmental Checklist with the application.
