Dear Mr. Monsef:
Migizi Group, Inc. (MGI) is pleased to submit this Plan Review Letter as it pertains to the
proposed residential development at the above address in Renton, Washington. A Geotechnical
Engineering Report was previously prepared for this project by the undersigned, dated July 14,
2017 and revised September 28, 2017.
Our scope of services is limited to a review of the revised Geotechnical Engineering Report, and the
Preliminary Technical Information Report dated December 12, 2017, and the Preliminary
Grading/Utility/Drainage Plan dated December 11, 2017; both of which were prepared by
Encompass Engineering & Surveying. This letter has been prepared for the exclusive use of
Monsef Donogh Design Group, and their consultants, for specific application to this project, in
accordance with generally accepted geotechnical practice.
SITE AND PROJECT DESCRIPTION
The project site consists of a rectangular-shaped, 0.74-acre residential parcel in Renton,
Washington. The subject property is situated along the west side of Union Ave NE,
approximately 450 feet north of its intersection with NE 19th St. The project area is elongated from
east to west, spanning approximately 400 feet along this orientation; extending upwards of 82 feet
from north to south. The subject parcel has previously been developed, with an existing single-
family residence and detached garage originally constructed in 1978 occupying the central
portion of the site. Regions east and west of these structures are occupied by yard space, with
the driveway entering the site from the northeast.
