To whom it may concern,
We are homeowners at 14435 161ST AVE SE RENTON WA 98059 in Cedar croft a Toll brother community
in the Briarwood neighborhood of the East Renton highlands, seeking a Special fence permit to increase
the height of the fence facing the street.
We have reviewed all required city protocol on this subject request, including more than 20 feet of the
clear vision area requirement and every protocol is met.
Historical context:
We brought the house (corner property) in March 2019 and had the current side of the fence at 4 feet.
We have several trees and permanent landscaping near the fence which also includes sprinkler system
installed along the fence that has come with the house.
Summary:
The request is submitted with the intention of ensuring safety, maintaining privacy on a corner property;
conserving the property value; conserving aesthetics of the neighborhood and encouraging the most
practical and appropriate use of the land.
The requirement of the clear vision is met I have attached the site plan and the elevation of the same.
The site for vehicles at stop signs and approaching traffic will not by impacted by the current special
fence requirement.
Details:
A. Clear vision area, the city requirement of the 20 feet of clear vision area is met. The clear vision
area for fence is close to 60 feet
B. Permanent landscaping along the fence
We have several trees and landscaping near the fence which also includes sprinkler system installed
along the fence.
C. Quality fence material, such as cedar fencing
The fence material which will be used is cedar and the color is brown which aligns with the aesthetics
of the houses in the neighborhood and is as per the HOA guidelines of the community.
D. The fence elevation is like the other fences in the community and is also as per the HOA
guidelines of the community.
E. Corner property safety, the permit is also for the safety as the house is a corner property and we
have 2 very young kids (2-year-old and 6-year-old). The current fence height which is 4 feet is
very low as there is a current slope towards that side of the fence making it a safety and security
threat.
F. Privacy, being the corner house and next to the walk area the current size of the fence is
hindering our privacy.
Closing Statement: That the granting of the special fence permit will not constitute a violation of any
other valid ordinance in the City of Renton.
We would kindly request you to grant the permit as all the protocols and requirements are met.
I have also attached the photos of where the current fence is around 4 feet and will be changed to 6 feet
once the special fence permit will be approved.
