The following briefly describes the application and the necessary Public Approvals. A Notice of Application was issued for the Rogolo Townhomes on July 29, 2020 and included a two (2) week public comment period. Per RMC 4-9-190.E.6, a thirty (30) day public comment is required for all Shoreline Development Permit applications. Therefore, an updated Notice of Application with a new thirty (30) public comment period has been issued. See also https://cutt.ly/UsVt0DP PROJECT DESCRIPTION: The applicant is requesting Administrative Site Plan Review, Environmental (SEPA) Review, a Shoreline Substantial Development Permit, and a Modification in order to construct an 11,000 sq. ft., three-story structure with six (6) units and structured parking. The subject site is located at 82 Williams Ave S (APN 0007200147) and is in the Center Downtown (CD) zone and Urban Design District A overlay. The site is 6,000 sq. ft. (0.14 acres) in size. An existing single-family home is proposed for removal. The ground floor of the proposed structure would consist of vehicle parking, storage, and mechanical equipment. The two floors above would include six (6), two-bedroom units and would yield a net density of approximately 42 du/ac. Access to the site would be via a single driveway off of Williams Ave S. Critical areas mapped on the site include a High Seismic Area, Wellhead Protection Area Zone 1 and the Cedar River Reach B Regulated Shoreline - High Intensity area. No trees are proposed for removal as a result of the project. The applicant submitted a Drainage Report, Geotechnical Report, and Shoreline Impacts Memo with the application.
