-KM: Why is there so little parking?
The project is exceeding code minimum.
Any parking provided above what is proposed would need to be structured parking and is too expensive
Tenant population is likely to have less need.
We plan on asking for modifications to change parking sizes to increase the number of spaces we can achieve on a difficult site.
-KM: What type of security will there be for office staff?
The office space is separated from the lobby with secured access and a plexiglass separation at
reception.
The office space includes multiple exit points to Jefferson Ave NE and the parking lot.
Client meeting rooms connected to the lobby are provided with multiple exits.
Security cameras are being considered at strategic locations.
Secured exterior access with a vestibule from the office area to parking.
-Margaret: Will the wall [at reception] be bullet proof?
The exterior glazing on the building will not be bullet proof.
There are not plans for the reception wall to be bullet proof.
-Margaret: Are we going to have to badge in and badge out? Will there be security cameras?
There will be secured access between the lobby and the office as well as all exterior entries into the office areas.
-Margaret: Will the building be high efficiency?
Being an affordable housing project, we are required to comply with ESDS which is a state standard for sustainability. ESDS
includes requirements for low VOC materials, efficient plumbing and electrical among other things.
We will also be complying with the latest energy code which is more stringent than the last version.
-KM: How will the circulation of air assist with RHA’s non-fragrant policy?
The office space is an open design.
The new system will be controlled in zones and is sized appropriately for the space.
While it may not completely remove all smells, it will be a much more efficient system than what is currently in place with continuous circulation.
-Margaret: Could you define open floor plan?
There will be no labyrinth of cubicles.
Central corridor with open spaces to allow flexibility in desk arrangements.
-Margaret: It will be interesting if the office is COVID friendly.
That has been a consideration during design including the likelihood of partially remote staff.
To add to the COVID conversation, there will also be choices made during FFE selection to encourage social distancing and safety;
envisioning items like clear plexiglass separator walls between individual desk areas that can be removed and shifted based on
which employees may be onsite on a given day).
-KM: Exterior looks really awesome!
-Margaret: Will there be small meeting rooms in the lobby to meet with clients?
Yes, one smaller for 2-4 people and one larger for 6-8 people.
Two meeting rooms in RHA space for internal meetings (one smaller, one larger).
Large board room at corner which can be divided in two.
-Margaret: Do you know if the plan is to wire a panic button at the reception desk, like they have in medical clinics?
This is a likely option.
