HomeMy WebLinkAboutJ_Roadway_Sidewalk Width_Modification_210529_V1Roadway width and Sidewalk Modification We would like to request a modification in the city code roadway width, sidewalk, and curb requirements for our development located at 2309 Aberdeen Ave NE Renton, WA 98056 City of Renton classified Aberdeen Ave NE as a Collector arterial road. The existing right-of- way width along this section of Aberdeen Ave NE is 60’ in width. To Meet the City’s street standards for Collector Arterial Streets, the minimum requires right of way is 83’. Per Code 4-6-060, half street improvements shall include a pavement width of 46’, which is 23’ from center line. A 0.5’ curb, an 8-foot planting strip, an 8-foot sidewalk with 2 feet of clear space a back of walk from the property line. As such, the proposed site owner is required to dedication of 11.5’ of right of way to the City. However, widening the roadway to 23’ from the center line, install 8’ sidewalk and planter to comply with the City requirements for this strip of road is not feasible at this point. Widening this portion of roadway will make the roadway unsymmetrical with the surrounding area. It will cause confusion for the local commuters if only widening the roadway for the proposed project area. City’s transportation group has determined and will support a lesser standard to match the established standard street section for Aberdeen Ave NE. City’s transportation group will allow a pavement width 16’ from the center line, 8-foot planting strip, 5-foot sidewalk, 1-foot clearance from the property line at the back of walk and 0.5’ foot curb. The right of way needs for this recommendation is 60 feet. As such, no right of way dedication is needed for this stretch of Aberdeen Ave NE. We request City to allow our project to implement City of Renton transportation group’s frontage improvement recommendation along this stretch of Aberdeen Ave NE. Our Justification for this request is as follows: (1) The proposed frontage improvement will not materially endanger the public health or safety. (2) The proposed use will not result in significant adverse impacts on the natural environment, including but not limited to water, air, stormwater management, wildlife, vegetation, wetlands and the natural functioning of the environment. (3) Traffic safety, operations and maintainability will not be adversely affected by this request. The request will provide a better layout and match the existing roadway configuration and surrounding developments. (4) This request is consistent with the goals and objectives of the City of Renton Comprehensive Plan. This request will not result in negative economic, social and other impact to the city of Renton. (5) The proposed frontage development will not substantially injure the value of adjoining property, or is a public necessity. The proposed development will be in harmony with the area in which it is located.
