The 200 Mill (former City Hall) proposal has not yet come in for the formal land use application. The negotiating that was in the news recently was only for the purchase and sale of the site. The applicant for that proposal still has more work to do before submitting their application. The traffic report for the Cedar River Apartment proposal looks at existing traffic conditions, the incremental increase in traffic each year, and the traffic that they will be contributing. Their report would not reflect the vehicle trips from a redeveloped City Hall site because no application has been submitted yet and those trips are not yet affecting the intersections in and around the proposed Cedar River Apartments. Hope this provides some clarity. Again feel free to check in if you have questions as you comb through the documents. The Houser Way development I referred to is the proposal for the parking area of the former city hall building. As you may know a 550 unit apartment, 150 unit hotel and attached businesses is proposed. Will a traffic study need to take into account the increased traffic of this other development as well as current traffic? Both of these proposals are within less than 1/2 mile (probably more like 1/4 mile) of the interchange, connections with Sunset Blvd/405/Hwy 169. Already suffering from grid-lock. Please would you let me know if there will be any public meetings associated with the cities planned developments, or have they already occurred? The applicant held a neighborhood meeting prior to submitting their application on September 25, 2018 at the Renton Community Center. Materials from that meeting are in the submittal documents for the application linked in my email above. There will be a public hearing for the application in front of the City’s Hearing Examiner with a date to be determined. Will Rentons residents have any opportunity to ask questions, and voice areas of concern? Yes, you may email, write, or phone me with questions or comments. Also, you may attend the public hearing to provide comments. Or will we just be required to accept whatever negative consequences that might result? See response above. Please would you clarify if the following application addresses the location of the Aquifer Protection Area Zone 1, and regulated Cedar River Shoreline, a critical part of the Cedar River/Lake Washington watershed? It speaks to the Wellhead recharge area and regulated flood zone only. Yes, the Notice of Application refers the following shoreline and critical areas: Shoreline High-Intensity Cedar River Reach C designation, Flood Hazard Area, Channel Migration Zone, Floodway, Wellhead Protection Area, and Seismic Hazard Area. The “Aquifer Protection Area Zone 1” you referenced is the Wellhead Protection Area and the “regulated Cedar River Shoreline” you referenced is the Shoreline High-Intensity Cedar River Reach C designation. Will you be taking into account the additional impact of traffic in this area from the proposed Houser Way development? I am not clear on the Houser Way development you are referring to however there are two traffic impact studies that were prepared by the applicant for the proposal and they are currently under review. This application only references the retention of 36 trees along the Cedar River Shoreline. There is no detail as to what set back they propose, the maximum the City advocates is 100 feet protections necessary for Salmon recovery and health of the river. To clarify the applicant proposes retention of 34 of the site’s trees. The submitted plans indicate the applicant proposes setbacks for the buildings in excess of 100-feet and to provide restoration and walking trails along the shoreline buffer. Please consider the traffic implications to those dealing the the grid-lock along Hwy 169, Houser Way and Sunset Blvd during your deliberations, which occur not only during peak traffic time but at frequent intervals during the day. Traffic from the Garbage facility off the Hwy 169, and trucks from Cedar Grove compound this problem. Apart from all this, I would ask those with influence keep in mind the quality of out lives in all its aspects. The deciding narrative should not only be about money. Thank you for your comments.
