Description: Early Clear and Grade Civil Construction Permit for a 45 lot subdivision for the future construction of attached two and
three unit buildings. The 6.07 acre site is located along SR 169 between 140th Way SE and 145th Ave SE within the
Residential 14 zoning district (APN 2223059004). On June 16, 2016, the applicant submitted revised plat plan that
would be divided the parcel into 45 residential lots and 8 tracts that would result in a net density of 9.7 dwelling units
per acre. The Early Clear and Grade permit will allow for clearing and grading activities only and will be contained
onsite. No utility, street, or building construction will occur. Full Civil Construction Permit number is C20 005641.
Conditions: 1. REMIT PROOF OF WASHINGTON STATE DEPARTMENT OF ECOLOGY NPDES PERMIT COVERAGE
PRIOR TO COMMENCING GRADING ACTIVITIES. A COPY OF THE DOE'S CONSTRUCTION STORMWATER
POLLUTION PREVENTION PLAN SHALL BE ONSITE AT ALL TIMES.
2. WORK IS HEREBY LIMITED TO EARLY CLEAR & GRADE ONLY. WORK SCOPE INCLUDES, INSTALLATION OF
TESC FACILITIES, MARKING OF CLEARING LIMITS, REMOVAL OF EXISITNG FOUNDATIONS, CLEARING, GRADING,
PREPARATION OF SUBGRADES, AND WALLS/ROCKERIES NOT REQUIRING A BUILDING PERMIT. WORK DOES
NOT INCLUDE INSTALLATION OF UTILITIES, STRUCTURAL WALLS, FOUNDATIONS, ROADS, STRUCTURES OR
SIDEWALKS.

In accordance with RCW 19.122.033(4) the permit holder is required to contact (Williams Northwest Pipeline at 425.868.1010)
(Olympic Pipeline at 206.510.0575) (Puget Sound Energy at 425.375.3397) to request a consultation with the transmission
pipeline company prior to performing any construction or excavation activities. This requirement to consult with the
transmission pipeline company is in addition to the requirement to Call before You Dig as required in RCW 19.122.
