Construction Sequence:
1. BEFORE ANY CONSTRUCTION OR DEVELOPMENT ACTIVITY, A PRECONSTRUCTION MEETING MUST BE HELD
BETWEEN THE CITY OF RENTON, THE APPLICANT AND THE APPLICANTS CONSTRUCTION REPRESENTATIVE.
2. VERIFY VERTICAL AND HORIZONTAL LOCATIONS OF ALL EXISTING UNDERGROUND UTILITIES. CONTACT ALL
UTILITY COMPANIES THAT MAY BE EFFECTED BY THE PROPOSED CONSTRUCTION. THE ONE CALL NUMBER IS
1-800-424-5555.
3. MAINTAIN ALL EXISTING UTILITY SERVICES DURING CONSTRUCTION.
4. VERIFY GRADES PRIOR TO CONSTRUCTION. FLAG CLEARING LIMITS.
5. INSTALL FILTER FABRIC FENCING AND OTHER SEDIMENT CONTROL DEVICES PER DEMOLITION AND T.E.S.0 PLAN,
SHEET C-101.
6. CLEAR AND GRUB AREA TO BE DISTURBED BY CONSTRUCTION.
7. BACKFILL ROAD GRADE AND SURROUNDING AREAS.
8. INSTALL ROADWAY UTILITIES AND ALL SURFACE IMPROVEMENTS.
9. VEGETATE AND STABILIZE SITE.
10. CLEAN SITE AND WORK AREA INCLUDING ALL STORM DRAINAGE SYSTEMS.

Erosion Control Notes
1. THESE NOTES SHALL APPEAR FOR ALL PROJECTS -SITE IMPROVEMENTS, SURFACE WATER UTILITY, WASTEWATER
UTILITY, WATER UTILITY, AND TRANSPORTATION PLANS.
2. BEFORE ANY CONSTRUCTION OR DEVELOPMENT ACTIVITY OCCURS, A PRE -CONSTRUCTION MEETING MUST BE HELD
WITH THE CITY OF RENTON, PUBLIC WORKS DESIGN ENGINEER.
3. THE BOUNDARIES OF THE CLEARING LIMITS AND AREAS OF VEGETATION PRESERVATION AS PRESCRIBED ON THE
PLAN(S) SHALL BE CLEARLY FLAGGED BY SURVEY TAPE OR FENCING IN THE FIELD PRIOR TO CONSTRUCTION IN
ACCORDANCE WITH APPENDIX D OF THE SURFACE WATER DESIGN MANUAL AND OBSERVED DURING CONSTRUCTION.
DURING THE CONSTRUCTION PERIOD, NO DISTURBANCE BEYOND THE CLEARING LIMITS SHALL BE PERMITTED. THE
CLEARING LIMITS SHALL BE MAINTAINED BY THE APPLICANT/ESC SUPERVISOR FOR THE DURATION OF CONSTRUCTION.
4. STABILIZED CONSTRUCTION ENTRANCES SHALL BE INSTALLED AT THE BEGINNING OF CONSTRUCTION AND
MAINTAINED FOR THE DURATION OF THE PROJECT. ADDITIONAL MEASURES, SUCH AS CONSTRUCTED WHEEL WASH
SYSTEMS OR WASH PADS, MAY BE REQUIRED TO ENSURE THAT ALL PAVED AREAS ARE KEPT CLEAN AND TRACK OUT
TO ROAD RIGHT OF WAY DOES NOT OCCUR FOR THE DURATION OF THE PROJECT.
5. ALL REQUIRED SEDIMENTATION/EROSION CONTROL FACILITIES MUST BE CONSTRUCTED AND IN OPERATION PRIOR TO
LAND CLEARING AND/OR CONSTRUCTION TO PREVENT TRANSPORTATION OF SEDIMENT TO SURFACE WATER,
DRAINAGE SYSTEMS AND ADJACENT PROPERTIES. ALL EROSION AND SEDIMENT FACILITIES SHALL BE MAINTAINED IN A
SATISFACTORY CONDITION UNTIL SUCH TIME THAT CLEARING AND/OR CONSTRUCTION IS COMPLETE AND POTENTIAL
FOR ON -SITE EROSION HAS PASSED. THE IMPLEMENTATION, MAINTENANCE, REPLACEMENT AND ADDITIONS TO
EROSION/SEDIMENTATION CONTROL SYSTEMS SHALL BE THE RESPONSIBILITY OF THE PERMITEE.
6. THE EROSION AND SEDIMENTATION CONTROL SYSTEMS DEPICTED ON THIS DRAWING ARE INTENDED TO BE MINIMUM
REQUIREMENTS TO MEET ANTICIPATED SITE CONDITIONS. AS CONSTRUCTION PROGRESSES AND UNEXPECTED OR
SEASONAL CONDITIONS DICTATE, THE PERMITEE SHALL ANTICIPATE THAT MORE EROSION AND SEDIMENTATION
CONTROL FACILITIES WILL BE NECESSARY TO ENSURE COMPLETE SILTATION CONTROL ON THE PROPOSED SITE.
DURING THE COURSE OF CONSTRUCTION, IT SHALL BE THE OBLIGATION AND RESPONSIBILITY OF THE PERMITEE TO
ADDRESS ANY NEW CONDITIONS THAT MAY BE CREATED BY THE ACTIVITIES AND TO PROVIDE ADDITIONAL FACILITIES,
OVER AND ABOVE MINIMUM REQUIREMENTS, AS MAY BE NEEDED, TO PROTECT ADJACENT PROPERTIES AND WATER
QUALITY OF THE RECEIVING DRAINAGE SYSTEM.
7. APPROVAL OF THIS PLAN IS FOR EROSION/SEDIMENTATION CONTROL ONLY. IT DOES NOT CONSTITUTE AN APPROVAL
OF STORM DRAINAGE DESIGN, SIZE NOR LOCATION OF PIPES, RESTRICTORS, CHANNELS, OR RETENTION FACILITIES.
8. ANY AREAS OF EXPOSED SOILS, INCLUDING ROADWAY EMBANKMENTS, THAT WILL NOT BE DISTURBED FOR TWO DAYS
DURING THE WET SEASON (OCTOBER 1ST THROUGH MARCH 30TH) OR SEVEN DAYS DURING DRAY SEASON (APRIL 1ST
THROUGH SEPTEMBER 30TH) SHALL BE IMMEDIATELY STABILIZED WITH APPROVED ESC COVER METHODS (E.G.,
SEEDING, MULCHING, PLASTIC COVERING, ETC.).
9. WET SEASON SEASONAL EROSION AND SEDIMENT CONTROL REQUIREMENTS APPLY TO ALL CONSTRUCTION SITES
CLEARING BETWEEN OCTOBER 1 AND MARCH 30 INCLUSIVE, UNLESS OTHERWISE APPROVED BY THE CITY THROUGH
AN ADJUSTMENT PROCESS.
10. COVER MEASURES WILL BE APPLIED IN CONFORMANCE WITH APPENDIX D OF THE SURFACE WATER DESIGN MANUAL.
11. ANY AREA NEEDING ESC MEASURES, NOT REQUIRING IMMEDIATE ATTENTION, SHALL BE ADDRESSED WITHIN SEVEN (7)
DAYS.
12. THE ESC FACILITIES ON INACTIVE SITES SHALL BE INSPECTED AND MAINTAINED A MINIMUM OF ONCE A MONTH OR
WITHIN 12 HOURS FOLLOWING A STORM EVENT.
13. AT NO TIME SHALL MORE THAN ONE (1) FOOT OF SEDIMENT BE ALLOWED TO ACCUMULATE WITHIN A CATCH BASIN. ALL
CATCH BASINS AND CONVEYANCE LINES SHALL BE CLEARED PRIOR PAVING. THE CLEANING OPERATION SHALL NOT
FLUSH SEDIMENT -LADEN WATER INTO THE DOWNSTREAM SYSTEM.
14. DURING THE TIME PERIOD OF OCTOBER 1ST THROUGH MARCH 30TH, ALL PROJECT DISTRIBUTED SOIL AREAS
GREATER, THAT ARE TO BE LEFT UN -WORKED FOR MORE THAN 12 HOURS, SHALL BE COVERED BY MULCH, SODDING
OR PLASTIC COVERING.
15. ANY PERMANENT RETENTION/DETENTION FACILITY USED AS A TEMPORARY SETTLING BASIN SHALL BE MODIFIED WITH
THE NECESSARY EROSION CONTROL MEASURES AND SHALL PROVIDE ADEQUATE STORAGE CAPACITY. IF THE
PERMANENT FACILITY IS TO FUNCTION ULTIMATELY AS AN INFILTRATION SYSTEM, THE TEMPORARY FACILITY MUST
BE ROUGH GRADED SO THAT THE BOTTOM AND SIDES ARE AT LEAST 3FEET ABOVE THE FINAL GRADE OF THE
FACILITY.
16. PRIOR TO THE BEGINNING OF THE WET SEASON (OCT1) ALL DISTURBED AREAS SHALL BE REVIEWED TO IDENTIFY
WHICH ONES CAN BE SEEDED IN PREP FOR THE WINTER RAINS. DISTURBED AREAS SHALL BE SEEDED WITHIN ONE
WEEK OF THE BEGINNING OF THE WET SEASON. A SKETCH MAP OF THOSE AREAS TO BE SEEDED AND THOSE TO
REMAIN UNCOVERED SHALL BE SUBMITTED TO THE CITY OF RENTON FOR REVIEW.
17. ALL ESC MEASURES MUST BE REMOVED AFTER CONSTRUCTION ACTIVITY IS COMPLETE.

1. EXISTING UTILITIES AND UNDERGROUND STRUCTURES SHOWN ON THE PLAN ARE
BASED UPON THE BEST AVAILABLE PUBLIC RECORDS AND/OR PRIVATE RECORDS AS
SUPPLIED BY THE PROJECT OWNER AND/OR DATA OBTAINED VERBALLY FROM
OWNERS OR OFFICIALS ASSOCIATED WITH THE PARTICULAR UTILITY. NEITHER THE
OWNER NOR THE ENGINEER GUARANTEE ACCURACY OR COMPLETENESS OF THIS
INFORMATION AND ASSUME NO RESPONSIBILITY FOR IMPROPER LOCATIONS ON THE
CONSTRUCTION PLANS. OTHER UNDERGROUND FACILITIES NOT SHOWN ON THE
DRAWINGS MAY BE ENCOUNTERED DURING THE COURSE OF THE WORK. ALL INVERT
ELEVATIONS SHOWN ON THE DRAWINGS SHALL BE VERIFIED BY THE CONTRACTOR

2. IF CHANGED CONDITIONS ARE ENCOUNTERED, THE CONTRACTOR SHALL NOTIFY
THE ENGINEER PROMPTLY OF (1) PREEXISTING SUBSURFACE CONDITIONS
DIFFERING FROM THOSE INDICATED IN THE PLANS, OR (2) PREEXISTING UNKNOWN
SUBSURFACE CONDITIONS, OR AN UNUSUAL NATURE, DIFFERING MATERIALLY FROM
THOSE ORIGINALLY ENCOUNTERED AND GENERALLY RECOGNIZED AS INHERENT IN
WORK OF THE CHARACTER PROVIDED FOR IN THE CONTRACT. THE CONTRACTOR
AND OR OWNER SHALL MAKE NO CLAIMS TO THE ENGINEER FOR RECOMPENSATION
FOR EXTRA WORK RESULTING FROM CHANGED CONDITIONS UNLESS THE ENGINEER
HAS APPROVED THE WORK IN WRITING.
3. CONTRACTOR SHALL CALL THE UTILITIES UNDERGROUND LOCATION CENTER FOR
FIELD LOCATION OF ALL UTILITIES AND SHALL NOT BEGIN EXCAVATION UNTIL ALL
KNOWN UNDERGROUND FACILITIES IN THE VICINITY OF THE PROPOSED WORK HAVE
BEEN LOCATED AND MARKED. IF THE UTILITY IS NOT A SUBSCRIBER OF THE
UNDERGROUND LOCATION CENTER THEN THE CONTRACTOR SHALL GIVE NOTICE TO
THAT UTILITY.
4. THE CONTRACTOR IS RESPONSIBLE FOR REVIEW OF ALL UTILITY PURVEYOR, AND
CITY OR STATE RECORDS RELATIVE TO THE EXISTING UNDERGROUND UTILITIES.
THE CONTRACTOR IS RESPONSIBLE FOR AVOIDING DAMAGE TO THESE FACILITIES
AND SHALL RESTORE ALL UTILITIES AT CONTRACTOR'S OWN EXPENSE.
5. VERIFY THAT ALL UTILITY SERVICES TO BE DEMOLISHED HAVE BEEN
DISCONNECTED.
6. ERECT BARRIERS, SHORING AND THE LIKE TO PROTECT PERSONNEL,
CONSTRUCTION AND VEGETATION TO REMAIN. COMPLY WITH ALL STATE AND LOCAL
AGENCY REQUIREMENTS.
7. DO NOT SHUT OFF OR CAP UTILITIES WITHOUT PRIOR NOTICE. COORDINATE WORK
WITH LOCAL UTILITY PURVEYORS.
8. MAINTAIN VEHICULAR AND PEDESTRIAN TRAFFIC ROUTES: ENSURE MINIMUM
INTERFERENCE WITH ROADS, STREETS, SIDEWALKS, AND ADJACENT FACILITIES; DO
NOT CLOSE OR OBSTRUCT STREETS, SIDEWALKS, OR PASSAGEWAYS WITHOUT
PERMISSION FROM AUTHORITIES HAVING JURISDICTION; MAINTAIN FIRE ACCESS
ALONG ACCESS ROAD AT ALL TIMES; MEET ALL APPLICABLE CODES AND
ORDINANCES.
9. PROTECT FROM HARM ANY TREES, OR OTHER OBJECTS SELECTED TO REMAIN.
10. DO NOT DAMAGE EXISTING CONSTRUCTION TO REMAIN.
11. RESTORE ANY IMPROVEMENTS DAMAGED BY THIS WORK TO THEIR ORIGINAL
CONDITION, AS ACCEPTABLE TO OWNER. REPAIR ANY DAMAGE TO ADJACENT
STRUCTURES, UTILITIES, SITE, AND WORK OF THIS CONTRACT TO REMAIN AT NO
ADDITIONAL COST TO OWNER.
12. NO BLASTING ON SITE. DO NOT USE EXPLOSIVES.
13. SPRINKLE DEBRIS AS NECESSARY TO LIMIT DUST TO LOWEST PRACTICABLE LEVEL.
DO NOT SPRINKLE TO EXTENT CAUSING FLOODING, CONTAMINATED RUNOFF OR
ICING.
14. REMOVE EXISTING ABOVE -GRADE AND BELOW -GRADE IMPROVEMENTS AS
INDICATED AND AS NECESSARY TO FACILITATE NEW CONSTRUCTION. CARE SHALL
BE TAKEN THAT DAMAGE DOES NOT OCCUR TO EXISTING PAVEMENT WHICH IS TO
REMAIN IN PLACE AND THAT ALL PAVEMENT REMOVALS ARE ACCOMPLISHED BY
MAKING A NEAT VERTICAL SAW CUT AT THE BOUNDARIES OF THE AREA TO BE
REMOVED.
15. REMOVE TREES, GROWTH AND UNDERBRUSH AS REQUIRED FOR NEW
CONSTRUCTION AND AS INDICATED. REMOVAL OPERATIONS SHALL BE PERFORMED
IN A MANNER TO PROTECT PROPERTY.
16. MAKE CUTS AT CLOSEST PAVING JOINT.
17. THE CONTRACTOR WILL BE RESPONSIBLE FOR FURNISHING, SETTING AND MARKING
ALL LINE AND LOCATION STAKES, INCLUDING OFFSETS AND GENERAL
CONSTRUCTION STAKING. WHEN WORK REQUIRES BEING ON SITE A QUALIFIED
LAYOUT ENGINEER, SURVEYOR, OR TECHNICAL SPECIALIST MUST BE ASSIGNED TO
THE CONTRACTOR'S CREW WHILE CONTROL IS BEING PERFORMED, ALL NECESSARY
RELATED EQUIPMENT, SUPPLIES AND INSTRUMENTS SHALL BE PRESENT ON SITE
FOR THIS WORK. THIS EQUIPMENT AND PERSONNEL MUST BE AVAILABLE, AT NO
ADDITIONAL COST TO OWNER FOR THE PURPOSE OF VERIFYING LAYOUT AND
CERTIFYING THE ACCURACY OF WORK ON THE SITE.
18. PROVIDE FOR THE PROTECTION OF PERSONS PASSING AROUND OR THROUGH THE
AREA OF DEMOLITION.
19. TRAFFIC: DO NOT OBSTRUCT WALKS OR PUBLIC WAYS WITHOUT THE WRITTEN
PERMISSION OF GOVERNING AUTHORITIES AND OF THE OWNER. WHERE ROUTES
ARE PERMITTED TO BE CLOSED, PROVIDE ALTERNATE ROUTES IF REQUIRED.
20. THE CONTRACTOR IS RESPONSIBLE FOR PRESERVING ALL BENCHMARKS AND
STAKES AND THE REPLACEMENT OF ANY THAT ARE DISPLACED OR MISSING.
21. THE REFUSE RESULTING FROM CLEARING AND GRUBBING SHALL BE DISPOSED OF
BY THE CONTRACTOR IN A MANNER CONSISTENT WITH ALL GOVERNMENT
REGULATIONS. IN NO CASE SHALL REFUSE MATERIAL BE LEFT ON THE THE PROJECT
SITE. DEBRIS SHALL NOT BE DEPOSITED IN ANY STREAM OR BODY OF WATER,
WETLAND, OR IN ANY PROJECT SITE, SHOVED ONTO ABUTTING PRIVATE
PROPERTIES, OR BE BURIED IN EMBANKMENTS OR TRENCHES ON STREET OR
ALLEY, OR UPON ANY PRIVATE PROPERTY EXCEPT BY WRITTEN CONSENT OF THE

WATER DESIGN MANUAL (RENTON SWDM), RENTON MUNICIPAL CODE (RMC), AND THE STANDARD SPECIFICATIONS FOR ROAD, BRIDGE AND MUNICIPAL
CONSTRUCTION PREPARED BY WSDOT AND THE AMERICAN PUBLIC WORKS ASSOCIATION (APWA). IT SHALL BE THE SOLE RESPONSIBILITY OF THE APPLICANT TO
CORRECT ANY ERROR, OMISSION OR VARIATION FROM THE ABOVE REQUIREMENTS FOUND IN THE PLANS. ALL CORRECTIONS SHALL BE AT NO ADDITIONAL COST TO
THE CITY.
4. APPROVAL OF THE ROAD, GRADING, PARKING, BUILDING, AND DRAINAGE PLAN DOES NOT CONSTITUTE AS APPROVAL OF ANY OTHER CONSTRUCTION (E.G. WATER,
SEWER, GAS, ELECTRICAL. ETC.). PLANS FOR STRUCTURES SUCH AS BRIDGES, VAULTS, AND RETAINING WALLS REQUIRE A SEPARATE REVIEW AND APPROVAL BY
THE CITY PRIOR TO CONSTRUCTION. THE SURFACE WATER DRAINAGE SYSTEM SHALL BE CONSTRUCTED ACCORDING TO THE APPROVED PLANS. ANY DEVIATION
FROM THE APPROVED PLANS WILL REQUIRE COORDINATION FOLLOWED BY WRITTEN APPROVAL FROM THE CITY.
5. A COPY OF THE APPROVED PLANS SHALL BE ON THE JOB SITE WHENEVER CONSTRUCTION IS IN PROGRESS.
6. THE LOCATIONS OF ALL EXISTING UTILITIES SHOWN HEREON HAVE BEEN ESTABLISHED BY FIELD SURVEY OR OBTAINED FROM AVAILABLE RECORDS AND SHALL
THEREFORE BE CONSIDERED APPROXIMATE ONLY AND NOT NECESSARILY COMPLETE. IT IS THE SOLE RESPONSIBILITY OF THE APPLICANT AND THE APPLICANT'S
CONTRACTOR TO INDEPENDENTLY VERIFY THE ACCURACY OF ALL UTILITY LOCATIONS SHOWN, AND TO FURTHER DISCOVER AND AVOID ANY OTHER UTILITIES NOT

8. ALL UTILITY TRENCH BACKFILL AND ROADWAY SUBGRADE SHALL BE COMPACTED TO 95 % MAXIMUM DRY DENSITY PER SECTION 2-03.3(14)D - COMPACTION AND
MOISTURE CONTROL TESTS OF THE WSDOT STANDARD SPECIFICATIONS. IN PERMEABLE PAVEMENT AND OTHER INFILTRATION AREAS, ALL TRENCH BACKFILL SHALL
BE FIRM AND UNYIELDING BUT IN NO CASE SHALL BE COMPACTED TO MORE THAN 92 % OF MAXIMUM DRY DENSITY.
9. OPEN CUTTING OF EXISTING ROADWAYS FOR STORM DRAINAGE WORK IS NOT ALLOWED UNLESS SPECIFICALLY APPROVED BY THE CITY AND NOTED ON THESE

14. ALL DRAINAGE STRUCTURES SUCH AS CATCH BASINS AND MANHOLES SHALL BE FITTED WITH DUCTILE IRON, BOLT -LOCKING LIDS PER THE CITY STANDARD PLAN
204.10, 204.20, 204.30, AND 204.50. STRUCTURES SHALL HAVE:
• RECTANGULAR OR ROUND, SOLID LIDS WHEN NOT COLLECTING RUNOFF, AND OUTSIDE OF THE ROADWAY.
• ROUND, SOLID LIDS WHEN NOT COLLECTING RUNOFF, AND LOCATED WITHIN THE ROADWAY, BUT OUTSIDE OF THE CURB/GUTTER LINE.

PAVEMENT SURFACE HAS BEEN WETTED CONTINUOUSLY FOR AT LEAST 10 MINUTES. COMPLIANCE WITH THIS MINIMUM RATE SHALL BE CHECKED PRIOR TO
CONSTRUCTION APPROVAL OF THE PAVEMENT. COMPLIANCE MAY BE CHECKED USING A SIMPLE BUCKET TEST IN WHICH 5 GALLONS OF WATER IS POURED ONTO THE
PAVEMENT SURFACE ALL AT ONCE. IF ONLY A MINOR AMOUNT OF WATER PONDS OR RUNS OFF THE SURFACE, THEN THE PAVEMENT IS CONSIDERED TO MEET THE

main systems. Field verified invert and rim elevations were obtained by
KLB CONSTRUCTION IN JUNE 2022
The on -site private storm drainage facilities and public/private water and
