RE: Land Use Narrative Letter – 200 S 3rd St. Renton WA
To Whom It May Concern,
Safeway is wanting to do a lot line adjustment to legally separate the existing Grocery
store from the existing Fuel Center for financial purposes. Current lot size is 4.79 acres and
has (4) lots that are varying in size. There are two addressed tied to the site, 200 S 3rd St. and
112 S 3rd St.
Development is currently zoned as CA. Properties to the North South and West are also zoned
as CA. Properties to the East are zoned as CD.
Current use of the site has no special site features. The soils and drainage conditions are
existing to remain. No soils will be disturbed for the proposed lot line adjustment.
The proposed plat would encompass the platting only. No modifications (on-site or off-site)
are being proposed; therefore, traffic flow, landscaping or operations of the site will not be
affected.
Existing lots 2, 3 and R3 will remain as-is. Lots 1 (2.09) and R2 (0.47) will be reconfigured per
the attached survey.
Safeway intends to put in a Form of Declaration between the (2) lots. The Form of
Declarations, which has been included, covers a multitude of shared easements including,
access, sign, utility, and parking easements.
