MAPLEWOOD WATER TREATMENT PLANT ROOF REPLACEMENT

Questions and Answers
This project was previously advertised in September and October 2020. The following are the
questions from bidders during this initial advertisement. City responses are provided and
have been updated where applicable.
1. Question: Will the City be hosting a Pre-Bid Meeting or Site Walk?
Answer: The City does not plan on hosting a formal pre-bid meeting or site walk at this
time. The project location is open to the public. For observations beyond visual
inspections from ground level, you may request to schedule an appointment
with the City through the City's project manager.
2. Question: Substitution Request submitted for metal roof panel with 14-inch rib spacing.
Answer: Approved.
Technical Specification 07 41 13 “Standing Seam Metal Roof Panels”, section
2.2.A.2 has been updated to include 14-inch seam spacing.
3. Question: When is the anticipated start date of the project?
Answer: Early November August 2021.
4. Question: The bid documents state that the contract time for the work to be completed is
30 days, can that be extended to 45-60 days, with material logistics and delays
due to Covid, sheet metal takes more time to procure than in the past?
Answer: Any negotiation of working days would be a discussion for after the bid is
awarded. Construction is projected to begin in early November August 2021. The
start date is determined by how quickly the bid can be awarded, how quickly an
agreement can be executed, and then an NTP is typically worked out with the
contractor to maximize working days.

5. Question: The question and answer document states that this project is to start “early
November”. Is this something that could possibly start early January?
Answer: Any negotiation of working days would be a discussion for after the bid is
awarded. Construction is projected to begin in early November August 2021. The
start date is determined by how quickly the bid can be awarded, how quickly an
agreement can be executed, and then an NTP is typically worked out with the
contractor to maximize working days.
6. Question: Why do they want aluminum gutter and not steel? The combination of the new
steel roof deck next to the aluminum gutters will create corrosion down the
road.
Answer: Thank you for raising the question, but aluminum is preferable. Please bid per
the drawings.
7. Question: Please explain in further detail what needs to be done to protect the existing
structures inside the building.
Answer: Minimal precautions. Interior operations should not be interrupted.

8. Question: What kind of sealant does the Architect want to use for “sealing of interior metal
ceiling panels”?
Answer: Please refer to 7/A4.10 & 11/A4.10 and specification section 07 26 00.
9. Question: Are the interior metal ceiling panels actually the pan decking?
Answer: No, panels are lighter gauge than pan decking, more similar to metal wall panels.
Question: Are they located throughout the entire building?
Answer: Yes.
Question: What’s the access look like for these?
Answer: Contractor will likely need to use small knuckle boom lift.
Question: What’s the main purpose the Architect/Owner is calling this item out if the new
roof is going to be a weather tight system?
Answer: Air infiltration.
10. Question: Tree Protection; are these for the two trees out front and do they just want
orange fencing around them?
Answer: Tree protection is considered for the two trees in front of the building. Please
refer to specification section 01 56 39. We will consider Contractor’s proposed means and
methods for tree protection provided submitted protection plan is complete and clearly
understood.

Additionally, three products for standing seam metal roof panels were previously submitted
and approved as substitutes. Technical Specification 07 41 13 “Standing Seam Metal Roof
Panels”, section 2.2.A.3 has since been updated to include the following products:
a. AEP Span; a BlueScope Steel company AEP HP.
b. Taylor Metal Products, Versa Span.
c. Nu-Ray Metals, NRM-1750.
d. The Bryer Company, TBC Ultra.
e. Refer to Section 01 25 00 for Substitution Procedure.
