SI TE PREPARA TION
1. INSTALL TEMPORARY EROSION AND SEDIMENT CONTROLS IN CONFORMANCE WITH
THE PROJECT'S STORMWATER POLLUTION PREVENTION PLAN.
2. A PRECONSTRUCTION MEETING BETWEEN THE OWNER'S REPRESENTATIVE AND
CONTRACTOR SHALL OCCUR PRIOR TO CONSTRUCTION.
3. ALL EXISTING UNDERGROUND POWER LINES SHALL BE LOCATED AND FLAGGED BY

PLANTING GENERAL
1. ALL PLANT MATERIALS SHALL CONFORM TO THE AMERICAN NURSERY LANDSCAPE
ASSOCIATION (ANLA) STANDARDS FOR NURSERY STOCK (ANSI Z 60.1-2004) FOR
GRADE AND SIZE UNLESS NOTED OTHERWISE ON PLAN.
2. SUBSTITUTIONS SHALL BE AUTHORIZED BY THE OWNER'S REPRESENTATIVE. IF
PLANTS ARE NOT AVAILABLE, SUBMIT SUBSTITUTIONS TO OWNER'S REPRESENTATIVE
FOR APPROVAL.
3. PLANT MATERIALS SHALL BE INSPECTED AT THE NURSERY, OR PROJECT SITE, BY

PLANTING INSTALLA TION

APPLY PER MANUFACTURER'S WRITTEN INSTRUCTIONS.
4. APPLY PRE —EMERGENT HERBICIDE (SNAPSHOT OR APPROVED EQUIVALENT) TO ALL

6. AN AUTOMATIC WATER —EFFICIENT IRRIGATION SYSTEM SHALL BE INSTALLED PER
THE IRRIGATION PLAN.
1. THE CONTRACTOR SHALL WARRANT ALL MATERIALS AND WORKMANSHIP FOR A
PERIOD OF ONE YEAR FROM FINAL ACCEPTANCE. THE CONTRACTOR IS RESPONSIBLE
FOR ALL PLANTS AND MATERIALS DURING INSTALLATION AND THE WARRANTY PERIOD.
2. CONTRACTOR SHALL WARRANT ALL PLANT MATERIALS TO REMAIN ALIVE AND
HEALTHY DURING THIS PERIOD. THE CONTRACTOR SHALL REPLACE ALL DEAD OR
UNHEALTHY PLANTS, PER PLANS AND AS IDENTIFIED BY THE OWNER'S
REPRESENTATIVE DURING THE ONE YEAR WARRANTY INSPECTION.
3. CONTRACTOR SHALL SCHEDULE FINAL WARRANTY INSPECTION WITH OWNER'S
REPRESENTATIVE WITHIN ONE MONTH PRIOR TO END OF WARRANTY PERIOD.
MAIN TENANCE
1. THE CONTRACTOR WILL BE RESPONSIBLE FOR LANDSCAPE MAINTENANCE FROM
FINAL ACCEPTANCE THROUGH THE WARRANTY PERIOD. MAINTENANCE SHALL OCCUR
AS FOLLOWS:
NOVEMBER — FEBRUARY = ONE VISIT PER MONTH;
MARCH — MAY = TWO VISITS PER MONTH;
JUNE — AUGUST = WEEKLY;
SEPTEMBER — OCTOBER = TWO VISITS PER MONTH.
2. MAINTENANCE WILL OCCUR IN ALL AREAS BETWEEN THE PROPERTY BOUNDARY
AND THE SUBSTATION FENCE. MAINTENANCE WILL INCLUDE: LITTER PICK UP,
FERTILIZER, WEEDING, SPRAYING, RE —SETTLING, AND STAKING OF UNSTABLE PLANTS
INCLUDING PLANTS THAT HAVE BEEN BLOWN OVER, AND OTHER MAINTENANCE
NECESSARY TO ASSURE HEALTHY PLANT GROWTH THROUGHOUT THE WARRANTY
PERIOD.
3. ALL PLANT MATERIALS SHALL BE IRRIGATED BY THE CONTRACTOR THOROUGHLY
WHEN PLANTED AND UNTIL FINAL ACCEPTANCE. THE OWNER WILL BE RESPONSIBLE
THEREAFTER. ALL PLANTS SHALL RECEIVE AT LEAST ONE INCH OF WATER PER WEEK
DURING THE FIRST GROWING SEASON (MAY 15 TO OCTOBER 15).

1. ALL NEW LANDSCAPE AREAS SHALL HAVE AN AUTOMATICALLY
CONTROLLED IRRIGATION SYSTEM. THE SYSTEM HAS BEEN DESIGNED TO
CONSERVE WATER. IRRIGATION SYSTEM WORK INCLUDES EXCAVATING,
BACKFILLING, CONTROLLER, CONTROLLER VAULT, VALVES AND FITTINGS,
PIPING AND FITTINGS, QUICK COUPLER VALVES, VALVE BOXES, AND
ACCESSORIES, TESTING, AND WINTERIZING AND SPRING START UP.
2. THE IRRIGATION SYSTEM HAS BEEN DESIGNED FOR A MAXIMUM FLOW
OF 20.50 GPM AT A STATIC PRESSURE OF APPROXIMATELY 127 PSI.
PRESSURE REDUCTION SHALL BE PROVIDED.

40 PVC. ALL PIPES SHALL BE PERMANENTLY PRINTED WITH STANDARD
PERTINENT INFORMATION.
B. PVC FITTINGS SHALL BE SCHEDULE 80 RATED FOR MAINLINE AND
SCHEDULE 40 RATED FOR LATERALS AND MEET ASTM D2466
STANDARDS AND SPECIFICATIONS.
C. PVC NIPPLES SHALL BE SCHEDULE 80 RATED AND MEET ASTM
D1785 REQUIREMENTS AND SPECIFICATIONS. ALL NIPPLES WILL HAVE
TAPERED THREADS.
D. JOINING MATERIALS USED SHALL BE MANUFACTURED BY I.P.S. OR
APPROVED EQUIVALENT, AND SHALL BE USED IN ACCORDANCE WITH
THE MANUFACTURER'S WRITTEN SPECIFICATIONS AND SAFETY
RECOMMENDATIONS.
E. THREADED CONNECTIONS (PVC) SHALL BE SEALED WITH TEFLON
TAPE OR TEFLON PASTE.
F. IRRIGATION SLEEVES SHALL BE SCHEDULE 40 PVC AND SIZED
DOUBLE THE DIAMETER OF THE PIPE RUNNING THROUGH IT.
G. ALL IRRIGATION WIRING TO BE "MULTISTRAND" WIRING.
H. INSTALL RAINBIRD PEB—SERIES MASTER VALVE AT THE WATER
METER. COORDINATE WITH OWNER. SEE DETAILS THIS SHEET.
8. CONTRACTOR SHALL NOTIFY ARCHITECT FOUR DAYS IN ADVANCE OF
IRRIGATION PIPING COMPLETION. CONTRACTOR SHALL NOT BURY IRRIGATION
PIPES AND COMPONENTS UNTIL A VISUAL INSPECTION HAS BEEN
CONDUCTED AND HAS BEEN APPROVED BY THE ARCHITECT. MAINLINES
SHALL BE UNDER PRESSURE AT TIME OF INSPECTION FOR A MINIMUM OF
TWO HOURS PRIOR TO INSPECTION AND SHALL BE HOLDING PRESSURE
WITHOUT VISUAL LEAKS. PIPING SHALL BE TRENCHED TO SPECIFIED DEPTH
AND SAND BEDDED PER PLANS. CONTRACTOR IS RESPONSIBLE FOR ALL
REPAIRS/REVISIONS TO SYSTEM REQUIRED TO BRING SYSTEM INTO
COMPLIANCE AT NO COST TO THE OWNER.
9. CONTRACTOR SHALL PERFORM A WATER COVERAGE TEST IN THE
PRESENCE OF OWNER'S REPRESENTATIVE PRIOR TO INSTALLING PLANT
MATERIAL. IF ANY PART OF THE SYSTEM IS INADEQUATE DUE TO DEVIATION
FROM DESIGN AND/OR DUE TO NEGLIGENCE, POOR WORKMANSHIP OR
MATERIALS, CONTRACTOR SHALL REPAIR/REPLACE IRRIGATION SYSTEM AT
NO COST TO THE OWNER.
10. CONTRACTOR SHALL PROVIDE IRRIGATION SYSTEM RECORD DRAWINGS
LEGIBLY MARKED TO RECORD ACTUAL INSTALLATION. DRAWINGS SHALL
INDICATE HORIZONTAL AND VERTICAL LOCATIONS, REFERENCED TO PROJECT
IMPROVEMENTS. IDENTIFY FIELD CHANGES OF DIMENSION AND DETAIL
AUTHORIZED BY OWNER'S REPRESENTATIVE. IRRIGATION DRAWINGS SHALL
BE SUBMITTED TO OWNER'S REPRESENTATIVE AT SUBSTANTIAL COMPLETION
OF WALK THROUGH. AN 11 "X17" PLAN SHALL BE LAMINATED AND PLACED
AT THE CONTROLLER LOCATION LEGIBLY SHOWING COLOR —CODED ZONES.
11. CONTRACTOR SHALL REVIEW ENTIRE SYSTEM WITH OWNER'S
REPRESENTATIVE AND SUPPLY OPERATIONS MANUAL AND WARRANTIES.
12. WINTERIZATION: CONTRACTOR SHALL INSPECT SYSTEM, SHUTOFF AND
DRAIN PIPE BETWEEN SHUTOFFS AND DOUBLE—CHECK VALVE AND BLOW
OUT SYSTEM COMPLETELY BETWEEN OCTOBER 1 AND OCTOBER 15 DURING
THE WARRANTY PERIOD FOR WINTERIZATION. CONTRACTOR SHALL PROVIDE
INSTRUCTIONAL VIDEO FOR WINTERIZATION PROCEDURE.
13. SPRING STARTUP: CONTRACTOR SHALL INSPECT, PRESSURIZE SYSTEM,
REPAIR LEAKS AND ANY FAULTY WORK, ADJUST AND PROGRAM
CONTROLLERS AS NECESSARY BEFORE MARCH 31 FOR SPRING STARTUP.
CONTRACTOR SHALL PROVIDE INSTRUCTIONAL VIDEO FOR SPRING STARTUP
PROCEDURE.
