Format and Legal Description Review
Bob Mac Onie and I have reviewed the above referenced lot line adjustment submittal and have the
following comments:
The vicinity map, which was based on the Kroll Map, does not show the latest subdivision of the
property that occurred last year (a short plat recorded under King County Recording No.
9709099006). Therefore, the property noted on the vicinity map does not accurately depict the size
of the property as it now exists.
The subject property is outside the Aquifer Protection Area Zone 2. Therefore, the Aquifer
Protection Notice should be removed from sheet 1 of 2.
The properties together should be identified in some manner, such as"Parcel A."
The new legal description (sheet 1 of 2) should be identified as "New." Add the section, township
and range to the legal. In addition, the short plat number/name in the legal can be shortened to
"CITY OF RENTON SHORT PLAT NO. 97-032".
Note the City of Renton land use action number (LUA-98-061-LLA) and the city's land record
number(LND-30-0169)on the drawing.
Add to item number 2 under "SURVEYOR"S NOTES" (sheet 1 of 2) that ties are to the City of
Renton Survey Control Network per City of Renton Short Plat No. 97-032, recorded under
Recording No. 9707099006.
The 557.25' on the north line of Lot 6 and the 501.31' on the south line of Lot 9 are dimensions
which are lacking an end point. Are these dimensions necessary?
Note that if there are new easements, agreements or restrictive covenants (to the City or other third
parties) included as part of this subdivision, they can be recorded concurrently with the lot line
adjustment. For easements, indicate on the drawing to whom the easement is granted. The lot line
adjustment document and the associated document(s) are to be given to the City Clerk's office as a
package. The lot line adjustment will have the first recording number. The recording number(s) for
the associated document(s) should be referenced on the lot line adjustment in the appropriate
location(s).

The "Declaration of Covenant" block (sheet 1 of 2) is not needed because there is no further
subdivision of the properties which would require establishment of private easements.
The title of the submittal(both sheets) should be changed from"Boundary Line Adjustment"to"Lot
Line Adjustment," which better reflects city code titles. All other references to "boundary line
adjustment"or"BLA"(in the text on both sheets) should also be changed accordingly.

Dear Mr. Glassey:
The City of Renton has reviewed your proposed lot line adjustment. Please make the following
changes so that we may approve your proposal:
1. Please provide the proposed square footage for the new lot.
2. Provide the new dimensions of the east and west property lines.
3. All existing structures must be shown on the plan. Please provide the ground floor square
footage of the structure as well as distances to property lines.
4. Existing parking stalls and dimensions must also be shown on the plan in addition to any
landscaping or significant site feature affected by the proposed change.
5. Please make changes as requested by the Property Services Division (memo from Sonja
Fesser attached).
Once the above changes have been made, please submit two copies of the lot line adjustment to
me for review. If you have any questions regarding your application, please contact me at

RENTON STUDIO HOTEL LOT LINE ADJUSTMENT
Our Job No. 6101
The project site currently contains two existing parcels totaling approximately 2.27 acres. The subject
parcels are Lots 6 and 7 of the S.W. 19th Lind Short Plat recorded July 9,1997, under Recording No.
9707099006. Lot 6 encompasses the northerly half of the site, and Lot 7 encompasses the south side. The
intent of the lot line adjustment is to provide one lot for the Renton Studio Hotel and parking area. A
portion of the proposed entrance to the Renton Studio Hotel will have direct frontage along East Valley
Road for main access to the site.
