City of Renton Modification Request
Awla Parcel B SFR – 14XXX SE May Valley Road, Newcastle
Project Narrative
The project is located on SE May Valley Road in Newcastle on a 14,984 sf (0.34 ac.) lot zoned R1 (Parcel
No. 342405-9152). The road frontage is in City of Renton jurisdiction. The lot slopes steeply from the
north toward SE May Valley Road with a total topographic relief across the site of approximately 50’.
The lot is presently undeveloped and vegetated with a dense understory of blackberry and small alders
with scattered large alders and evergreen trees. The northern portion of the site, and a small portion of the
central portion of the site meet the City of Newcastle criteria for classification as a Steep Slope Hazard
Area.
The applicant proposes to construct a new single-family residence on the subject parcel. Access will be
provided by a driveway extending northeast into the site from SE May Valley Road. The applicant is also
developing the abutting parcel to the west under City of Newcastle permit #SFR19-032 and City of
Renton Permit #LUA21-000036.
