General notes:
general:
·Kismet Design does not take responsibility of accuracy for
surveys or property information provided by other parties.
ACCURACY OF PROVIDED PLANS HAVE NOTE BEEN FIELD VERIFIED.
·Contractor is responsible to call for utility locates prior to any
work being done.
·Any material changes or design modifications to be approved by
Kismet Design and/or property owner. Change orders for any
changes must be approved before the work is started.
Permits:
·Property owner or contractor to obtain all necessary permits
for work to be completed.
·Efforts have been made to conform design to all known codes
and regulations, but no guarantee is made. Codes frequently
change and are subject to interpretation. Changes or
clarifications to the design may be requested upon jurisdiction
review.
·Designs must be submitted to governing jurisdiction to ensure code
conformance.
Construction practices:
·All installation methods to follow material manufacturer
guidelines.
·All hardscapes to maintain a minimum 2% slope away from
structures.
·All damages caused by construction access to be repaired and
cleaned after completion of construction.
·Contractor shall be licensed, bonded, insured, and provide a
warranty of workmanship for a minimum of one year.
·Best practices shall be used in all construction methods and
sustainable techniques used wherever possible.
·All existing soils to remain on-site unless otherwise noted.
·All construction debris and waste to be removed from the site
and disposed of properly.
·Removal of weeds and lawn in demolition phase of construction to
be completed using mechanical methods. Kismet Design does not
condone or recommend the use of any synthetic herbicides or
fertilizers.
Materials:
·All bed and lawn areas to receive a minimum of 4” soil amendment.
Bed amendment to be approved compost. Lawn amendment to be 3
way or other approved soil mix. All beds to be top-dressed with
minimum 2” composted black bark from approved supplier.
·if provided, Irrigation shall be drip for all bed zones unless
otherwise noted. MPR nozzles shall be used in lawn zones when
appropriate.
·The use of a smart irrigation controller is recommended.
·Lighting controllers shall have timer and photocell when
installed in a location that a photocell will operate properly.
·All landscape lighting fixtures shall be low voltage LED fixtures.
·Materials installed in the landscape are subject to natural
weathering processes. Materials showing natural wear or
weathering are not subject to warranty.
·Many materials used in the landscape will have color, size,
thickness, and texture variations and this is to be expected.
·Lawn and beds shall not have any manufactured edging unless
otherwise noted.
·All hardscapes (NOT FOR VEHICLE USE) shall have a minimum 4”
compacted gravel base.
Maintenance:
·It is recommended that the landscape will be maintained using
organic methods and best practices.
·A refresh of bed top-dressing is recommended yearly in the
spring. 2" of composted BLACK bark recommended.
·all irrigation systems should be blown-out and winterized in the
fall to protect system from freezing in the winter. System startup
in the spring should include assessment of components and proper
function of system.
·BACKFLOW PREVENTION DEVICE TO BE INSPECTED YEARLY.
