This is a Modification Request for the 156th Ave SE right-of-way. The City of
Renton Street Department has 156th Ave SE listed as a Minor Arterial with a road
width of 91ft. However, the City of Renton Transportation Department has the
roadway listed as a Corridor with a right-of-way width of 71ft. This results in a
dedication of 5.5ft versus 15.5ft.
The proposed modification is the minimum adjustment necessary to meet the
policies and objectives of the Comprehensive Plan as it is meeting the Department
of Transportation's designation request.
This modification will also meet the objectives for safety, function and appearance
with the City's street codes because the 5.5ft road dedication also accompanies
street frontage improvement per RDOT requirements.
This request will not be injurious to other neighboring properties on the block
because it matches the current street improvements on other developments. Not to
do the modification would be injurious to this property and potentially dangerous to
the public.
This modification does meet the intent and purpose of the code by still providing
curb, planting strip and safe accessible sidewalk.
This modification is fully justified because it is the requirement of the City's
Transportation Department.
This modification is necessary to prevent injury to other properties in the area
because if it is not approved, then the implementation of the Street code would
irreparably, adversely impact neighboring properties and houses.
