The City of Renton has app ved the above referenced lot line adjustment and has forwarded the
final mylars to King County for recording.
Please note the recording of the lot line adjustment map alone does not transfer ownership of
property. If necessary, prepare and record a deed transferring ownership of the portion of land
depicted in the lot line adjustment map. We recommend the legal description for this document be
prepared by a surveyor. It is the applicant's responsibility to ensure this document is properly
prepared and recorded with the County.

Dear Mr.Gantz:
The City has finished reviewing your proposed lot line adjustment and is now ready to approve
and send the final version for recording. Please submit two sets of an original signed mylar and
a check for$15.29 made out to CD&L to me at the sixth floor counter of City Hall.
Please verify the mylars have been signed by all owners of record and have been notarized with
an ink stamp(not embossed). The ink stamp must be legible so King County will promptly
record the lot line adjustment.
This decision to approve the proposed lot line adjustment is subject to a 14 day appeal period
from the date of this letter. Any appeals of the administrative decision must be filed with the
City of Renton Hearing Examiner by 5:00 pm, June 17,2002.
Appeals must be filed in writing with the required$75.00 application fee to the Hearing
Examiner, City of Renton, 1055 South Grady Way,Renton, WA 98055.
Appeals to the Examiner are governed by City of Renton Municipal Code Section 4-8-110.
Additional information regarding the appeal process may be obtained from the Renton City
Clerk's Office, (425)430-6510.

The City of Renton has completed the initial review of your proposed lot line adjustment. The
following changes will be necessary in order for the City to approve your proposal:
1. Note the City of Renton land use action number and land record number, LUA-02-043-LLA and
LND-30-0243, respectively, on the drawing in the spaces already provided. The type size used
for the land record number should be smaller than that used for the land use action number.
2. Note all easements, agreements and covenants of record on the drawing, if any.
3. The city will provide an address for Lot"A" as soon as possible. Addresses for both lots need
to be noted on the drawing.
4. Note that the"Administrator" is a City of Renton official (under the"APPROVALS" block).
5. Note that if there are restrictive covenants, easements or agreements to others (City of Renton,
etc.)as part of subdivision, they can be recorded concurrently with the lot line adjustment. The lot
line adjustment drawing and the associated document(s)are to be given to the City as a package.
The lot line adjustment shall have the first recording number. The recording number(s) for the
associated document(s) are to be referenced on the lot line adjustment drawing.
Fee Review Comments:
1. Lots within or affected by the lot line adjustment are subject to the city's special charges, if
applicable.
Once the above changes have been made, please submit two copies of the revised lot line
adjustment to me at the sixth floor counter of City Hall. The revised plans will be routed for final
review and you will be notified when it is appropriate to submit the final mylars. If you have any

EACH 68 FEET NORTH-SOUTH AND 150 FEET EAST-WEST WITH THE 68 FOOT DIMENSIONS
FRONTING ON SHATTUCK AVE.S.. THE SOUTHERLY TAX LOT (PARCEL B) HAS A 1530 SQUARE
FOOT SINGLE STORY HOUSE ON IT WITH THE ADDRESS OF 2007 SHATTUCK AVE. SOUTH.THE
NORTHERLY LOT (PARCEL A) IS VACANT WITH NATIVE GRASS COVER.
THE INTENT OF THE LOT LINE ADJUSTMENT IS TO CREATE A NEAR SQUARE LOT WITH THE
EXISTING HOUSE (LOT B) HAVING 5198 SQUARE FEET AND THE REMAINDER (LOT A) AS AN EL

The applicants are proposing a lot line adjustment that would change two ± 10,200 square foot
lots into one 14,518 square foot lot and one 4,607 square feet lot. The smaller new lot has an
existing 1,500 square foot house and would provide at least 5 foot side yards and a 26.6 foot front
yard. The site is designated as Residential Single Family on the City's Comprehensive Plan Land
Use Map and is zoned R-8 as shown on the City's Zoning Map.
Relevant Residential Single Family Policies
Policy LU-35. A minimum lot size of 4,500 square feet should be allowed in single family
residential neighborhoods except when flexible development standards are used for project
;view.
licy LU-40. New plats developed at higher densities within existing neighborhoods
s ould be designed to incorporate street locations, lot configurations, and building
envelopes which address privacy and quality of life for existing residents.
Analypis:
The proposed lot line adjustment appears to comply with the above policies however there is a
question about whether the new 14,518 square foot lot could be short platted into three lots in the
future. If the applicant wishes to create three new lots two of these would access off of existing
streets. As currently proposed the rear lot in the southwest corner would require some sort of
private drive or an easement for access. If a private road is provided it could only be± 13 feet
wide since the current residual is only 911 square feet. The other option would be to provide an
easement across one of the future lots. The City, however, is considering changing its private
road standards in the near future to a higher standard. As a result the applicant may want to
consider short platting the remaining lots at this time or in the near future.
Conclusion:
The subject proposal appears consistent with existing relevant policies and appears capable of
achieving minimum density standards when it is short platted in the future.

General: We have completed a preliminary review of the pre-application for the above-
referenced development proposal. The following comments on development and
permitting issues are based on the pre-application submittals made to the City of
Renton by the applicant and the codes in effect on the date of review. The applicant is
cautioned that information contained in this summary may be subject to modification
and/or concurrence by official decision-makers (e.g., Hearing Examiner, Zoning
Administrator, Board of Adjustment, Board of Public Works, and City Council). Review
comments may also need to be revised based on site planning and other design
changes required by City staff or made by the applicant. The applicant is encouraged to
review all applicable sections of the Renton Municipal Code. The Development
Regulations are available for purchase for $50, plus tax, from the Finance Division on
the first floor of City Hall.
Project Proposal: The subject site is located on the southwest corner of the
intersection of South 20th Place and Shattuck Ave. South., addressed as 2007 Shattuck
Ave. South. The proposal is to adjust 73 feet of an existing east-west lot line 90
degrees to the south. The same east-west property line would also be moved by one-
half of a foot to the south. This proposal would decrease the size of the lot for the
existing house to 5,197.5 sq. ft. and increase the size of the other existing lot to 10,200
sq. ft. for future short plat application.
Zoning/Density Requirements: The subject property is located within the Residential -
8 dwelling units per acre (R-8) zoning designation. The density range required in the R-
8 zone is a minimum of 5.0 to a maximum of 8.0 dwelling units per acre (du/ac). If there
are no areas to be deducted from the gross area of the site, the proposal for one unit on
the property would arrive at a net density of approximately 8.4 du/ac, which is in
compliance with the required density range of the R-8 zone. The entire site, as existing,
is less than 0.50 acre and per code, density is allowed up to 9.7 du/acre, the proposed
lot line adjustment is in compliance based on an assumed 3 to 4 units.

Development Standards: The R-8 zone permits one residential structure / unit per lot.
Detached accessory structures are permitted at a maximum number of two per tot at
720 square feet each, or one per lot at 1,000 square feet in size.
Minimum Lot Size, Width and Depth — The minimum lot size permitted in the R-8 is
4,500 square feet. A minimum lot width of 50 feet for interior lots and 60 feet for corner
lots, as well as a minimum lot depth of 65 feet, is also required. The proposal appears
to comply with the minimum 4,500 square foot lot size required.
Building Standards — The R-8 zone allows a maximum building coverage of 35% of the
lot area or 2,500 square feet, whichever is greater for lots over 5,000 square feet in
size. Lots under 5,000 square feet in size are permitted a maximum building coverage
of 50% of the lot area. Building height is restricted to 30 feet and two stories. Detached
accessory structures must remain below a height of 15 feet and one-story with a gross
floor area that is less than the primary structure. Accessory structures are also included
in building lot coverage calculations.
Setbacks — Setbacks are measured from the property lines to the nearest point of the
structure. The required setbacks in the R-8 zone are 20 feet in the front, 20 feet in the
rear, 5 feet on interior side yards, and 15 feet on side yards along streets.
Access/Parking: Each lot is required to have permanent legal access from a public
right-of-way. In order to approve the requested lot line adjustment, each lot would be
required to provide adequate on site parking. However, since only one residence
exists, only that lot at this time is to provide parking. Future development of the other lot
will require access and parking to meet city requirements.
Permit Requirements: The existing shed/carport is indicated on the plan to be
removed. As a condition of approval for the lot line adjustment, staff may recommend
that the applicant be required to have a demolition permit issued, inspected, and finaled
prior to the recording of the lot line adjustment. The project requires a Lot Line
Adjustment approval. The Lot Line Adjustment review and approvals would be
completed in an estimated time frame of 4 to 8 weeks once the complete application is
accepted. The application fee for a Lot Line Adjustment would be $450.00. Please
refer to the attached list of submittal requirements for detailed information regarding the
formal land use application.
