of�King County Washington,in the Northeast quarter of section 19, and the Northwest quarter of
section 20,Township 23 North,Range 5 East, Willamette Meridian, City of Renton, Washington,
described as attached in EXHIBIT`;n"

Grantee will forever waive and hold Grantor harmless for, and defend Grantor agamst, any claims,
losses, eauses af actior,, and suiis which arise irom Grantee`s, �ts agents', employees'or invitees'acts
or omissions, including but not limited to the use of the easement herein granted and will indeiru7ify �
Grantor for any losses suffered due to any such claims, losses, causes of action or suits except for
losses, claims, causes of action or suits caused by the faulry installation of the water line by grantor;
its agents or employees.
2. Grantee shall not interfere with Grantor's business operations while utilizing this easement.

For the purpose of constructing,reconsu�ucting,installing,repairing,replacing,enlarging,operating and
maintaining Water Line utilities and utility pipelines, together with the right af ingress and egress thereto without
prior znstitution of any suit or proceedings of law and without incuning any legal obligation or liability therefor.
Following the initial constniction of its facilities,Grantee may from time to time conshzict such additional
facilities as it may require. This easement is granted subject to the following terms and conditions:
1. Grantee agrees to use due care in any use of the easement herein granted and in the construction,instalfatton,repair,
replacement and maintenance either Grantee's improvements or the easement area as provided ior herein so as not to
unreasonably disturb Grantor's use of its property. Grantee agrees to return the easement area to its condition which
existed prior to the installation of any of its improvements in the easement area, including but not limited to the
replacement of any sod,landscaping,paving or other impro��ements that existed within the casement area prior to such
installation.
2. Grantor shall retain the right to use the surface of the easement as long as such use does not interfere with the easement
rights granted to the Grantee.
Grantor shall not,however,have the right to:
a. Erect or maintain any buildings or structures within the easement;or
b. Plant trees,shrubs or vegetation having deep root patterns which may cause damage to or interfere with the
utilities to be placed within the easement by the Gr�ntee;or
c. Devetop,landscape,or beautify the easement area in any way which�vould unreasona6ly increase the costs to
the Grantee of restoring the easement area and any private improvements therein.
d. Dig,tunnel or perfotm other forms of construction activities on the property which would disturb the
compaction or unearth Grantee's facilities on the right-of-way,or endanger the lateral support facilities.
e. Blast within fifteen(15)feet of the right-of-way.
This easement shall run with the land described herein,and shall be binding upon the parties,their heirs,
successors in interest and assigns. Grantors covenant that they are the lawful owners of the above rr�perties and
that they have a good and lawful right to execute this agreement.
By this conveyance, Grantor w� wanant and defend the sale hereby made unto the Grantee against all and every
person or persons whomsoev •,lawfully clauning or to claim the same. This conveyance shall bind the heirs,
executor , a ' strators an igns forever.
