Grantee shall defend, indemnify and hold harmless Grantor from any and all liability, loss, damages, claims, demands, suits or expenses, including reasonable attorneys fees, arising out of the acts or omissions of Grantee or its invitees, licensees, servants, agents, successors and assigns in the exercise of the rights granted herein.
