ENVIRONMENTAL IMPACTS In compliance with RCW 43.21 C. 240, the following project environmental review addresses only those project impacts that are not adequately addressed under existing development standards and environmental regulations. Has the applicant adequately identified and addressed environmental impacts anticipated to occur in conjunction with the proposed development? 1. Earth Impacts: The applicant indicates that the soils on the subject site may be contaminated. Once the demolition is complete, the applicant has stated the property will be inspected for environmental contamination and measures will be taken to remediate if contaminants are found. If remediation requires the excavation of 500 cubic yards or more, additional environmental review will be required. Underground tanks associated with the former gas station may also be located on the site. The applicant will need to obtain the necessary permits as required by code for the removal of the tanks. Environmental review will also be required if the tanks exceed 10,000 gallons in size. The applicant will need to cover the exposed soil to prevent wind and water erosion. Hydroseeding or other approved means of surface stabilization will be required once the site investigation is complete. Mitigation Measures: None required. Nexus: N/A 2. Air Impacts: Air quality impacts would be associated with the actual demolition of the building and exhaust from the construction vehicles. The demolition of the building could cause some fugitive dust to be released into the air. This will be mitigated by sprinkling the site as needed in accordance with the requirements of the Municipal Code. Exhaust from the construction vehicles is already controlled by state and federal regulations. No further site specific mitigation measures are required. Mitigation Measures: None required. Water Impacts: The demolition of the building will not generate additional impervious area and will not cause an increase in the amount of surface water generated during a storm event from this site. However, storm water runoff could cause soil erosion if the applicant does not provide and maintain adequate temporary erosion control measures.
