SUBJECT: "On Hold" Notice
Cypress Lane Preliminary Plat / LUA21-000287, PP, MOD
Dear Mr. Williams:
The Planning Division of the City of Renton accepted the above master application for review on August 9, 2021.
During our review, staff has determined that additional information is necessary in order to proceed further.
The following will need to be corrected and submitted before December 15, 2021 so that we may continue the
review of the above subject application:
1. This is a forested site and the proposed development would not currently retain the 30 percent of trees
that are required to be retained. It looks like you’d need to retain 11 additional trees in order to comply
with the 30 percent retention requirement. Please review the plans and provide the retention of
additional trees to bring the project into compliance with the 30 percent retention requirements.
2. Tree tracts will likely be required for the trees proposed for retention on lots 2-4 and 13-15 as well as
possibly lot 6. Tree tracts are required for retained trees that exceed the lot’s minimum tree density
requirements (see RMC 4-4-130H.2). Please revise the preliminary plat layout to include the required tree
tracts.
3. Lot 7 is less than the 9,000 sq. ft. minimum lot size and does not comply with the minimum width
requirements. Please amend the preliminary plat layout to ensure all lots comply with the minimum area
and dimensional requirements of the R-4 zone.
At this time, the review of your project has been placed “on hold” pending receipt of the requested information.
The Public Hearing tentatively scheduled for October 19, 2021 has been cancelled and will be rescheduled once
