PROPOSED OFF SITE IMPROVEMENTS:
A fire lane/ public walkway and pocket park patios along the southwest side of the site provide a public amenity with seating, a promenade, decorative panels on the
building, a row of shade trees, and other ornamental plantings.
A sidewalk, plantings, and street trees are proposed along Williams and Grady Way, with benches facing on to the sidewalk and walkways to building entrances.
PROPOSED ON SITE IMPROVEMENTS:
Trees, shrubs and perennial beds soften the architecture and highlight entrances, while maintaining sight lines and security around the building. Upper levels include
private patios and shared amenity areas with raised planters and furnishings in flexible configurations.
TREE REMOVAL:
A total of 6 significant trees are proposed to be removed. They are all Cottonwoods, five of which are over 30”, making them landmark trees. An Arborist report from
Bartlett Consulting dated June 30, 2020 and Tree Retention Plan have been prepared in support of the project and are included in the application documents.
PROPOSED MODIFICATIONS:
To improve tree health, we are proposing tree planting areas, rather than tree grates along the street frontage. We are proposing fewer trees in the parking area to
maximize parking, as was requested by neighbors in the community meeting. Building overhangs help compensate for the loss of shade, and a landscaped strip along
the parking lot provides additional planting benefits.
