SUBJECT: "On Hold" Notice
6th Street Short Plat / LUA21-000344, SHPL-A, MOD
Dear Mr. Paul:
The Planning Division of the City of Renton accepted the above master application for review on September 15,
2021. During our review, staff has determined that additional information is necessary in order to proceed further.
The following will need to be corrected and submitted before January 4, 2021 so that we may continue the review
of the above subject application:
1. The maximum density permitted in the R-4 zone is 4.0 dwelling units per net acre. Net density is calculated
after areas of public rights-of-way dedication and legally recorded private access easements, are
subtracted from the gross area (gross acres minus streets and critical areas multiplied by allowable
housing units per acre). All fractions which result from net density calculations shall be truncated at two
(2) numbers past the decimal (e.g., 4.5678 becomes 4.56). Calculations for minimum or maximum density
which result in a fraction that is one-half (0.50) or greater shall be rounded up to the nearest whole
number. Those density calculations resulting in a fraction that is less than one-half (0.50) shall be rounded
down to the nearest whole number. According to the submitted density worksheet, the proposed project
would have a net density of 5.0 dwelling units per net acre, which exceeds the maximum net density
permitted in the R-4 zone. Please confirm that the proposed short plat would comply with the maximum
density requirements.
2. Street frontage improvements are required along NE 6th St, the proposal does not indicate installation of
these improvements. Code required improvements along NE 6th St include a minimum 26 foot paved road
(13 feet from centerline), a 0.5 foot curb, an 8 foot landscape strip, a 5 foot sidewalk, street trees and
storm drainage improvements. Based on the existing ROW width there is sufficient ROW to install without
dedication. Further the existing curb-curb width is sufficient (approximately 28 feet) and the curbline shall
be retained.
3. The existing planting strip behind the walk functions as a ditch. In lieu of installing storm mains in the
flowline of the street it is acceptable, and preferred, to use the new planting strip as an open
channel/ditch.
4. The WWHM model must be updated to account for the additional target surfaces created by the frontage.
Additionally the WWHM pre-developed includes non-forest land use data but the property is in the forest

duration. The pre-developed condition should be updated to reflect forest condition for all pre-developed
target surfaces.
5. A minimum 8-inch sewer main extension is required within Nile Ave NE and is not required within the
easement area.
