The current owners of the site have not demonstrated even a basic ability to even keep pace with the neighborhood with respect to cleanliness. Why would this lot be allowed to subdivide and expand the mess? This subdivision concerns me primarily due to the condition of the property up to this point. Since its sale, the property has been poorly maintained at best, even when you give it the benefit of the doubt as a construction site. In addition to the eyesore of half completed construction, overgrown vegetation adds make it difficult to turn North on Nile Ave. Furthermore, the proposed driveaway places the second home within the Shamrock Heights neighborhood, yet not subject to the HOA's CC&Rs. Adding this driveway and the associated home places a new house within the neighborhood boundaries (allowing it to benefit from our amenities, including park) without paying dues or subscribing to our community standards. Lastly, we have significant problems with speeding vehicles and street parking in the neighborhood, and adding this home will only make that worse. As a former Board member of the HOA, Zoning variance recipient and Renton taxpayer, I am opposed to this variance until the current owner can demonstrate basic competencies to be clean and neighborly. I also ask that both proposed homes join the Shamrock HOA and comply with out existing CC&R's.
