HomeMy WebLinkAboutShattuck Ave SP Pre-App - Project NarrativeShattuck Avenue Short Plat – Project Narrative Pre-Application PROJECT UNDERSTANDING Project Property: Shattuck Avenue S, Renton, WA 98055 Parcel #: 722200-0175 Lot Areas: 60,548 square feet (1.39 acres) Developer: West Tier Development The project proposes to subdivide one existing parcel into 8 new residential lots. The parcel is currently developed with a residential home and detached garage, which will be demolished to accommodate the subdivision. The surrounding area is similarly developed with residential lots and slopes down to the west. Two private driveways are proposed for access to the new lots; a new driveway from Shattuck Avenue South serving the westerly 4 lots, and an extension of the existing driveway from Talbot Road South serving the easterly 4 lots. Domestic water supply will follow the driveways with separate laterals from existing mains in Shattuck Avenue and Talbot Road. A new sewer main is to be extended from an existing main in Shattuck Avenue to serve all new lots. Storm drainage will maintain the natural (westerly) direction of runoff from the site, discharging to an existing storm drain system located on the east side of Shattuck Avenue. A sewer and storm drain easement will be required through lots 5 and 8 to facilitate the proposed extensions. Stormwater flow control and treatment will be provided to mitigate the increased runoff from the new and replaced impervious surfaces within the plat. A detention and treatment vault is anticipated for this purpose, located in the proposed private access and utilities tract on the west side of the project. It is possible that the discharge from the designed detention vault will be below the elevation of the existing storm drain system in Shattuck Avenue, which would require lowering, via reconstruction, of that system for a yet to be determined distance to the north.
