Project Overview
The project proposes demolition of three airplane hangars on a lease area located at 400, 450, and 500
Perimeter Road in Renton, Washington. The project site is part of the Renton Municipal Airport and is
located on the southeast corner of Parcel No. 072305-9007. The entire airport site totals 167 acres in area.
The Cedar River is located to the east of the project site.
The project site is currently zoned as Medium Industrial (IM), and the existing land use is aircraft storage.
Property to the east of the project site is zoned Center Downtown (CD), property to the south of the site is
zoned Commercial Arterial (CA), and the area to the west and north of the project site is zoned Medium
Industrial (IM). No changes are proposed to the zoning or land use of the site. A SEPA review will be
required for demolition of buildings greater than 4,000 square feet.
Site Design and Orientation
The three hangars located at 400, 450, and 500 Perimeter Road are approximately 5,566 square feet, 6,486
square feet, and 8,188 square feet, respectively. The smallest hangar, located at 400 Perimeter Road, is
the furthest west, and the largest hangar, located at 500 Perimeter Road, is the furthest east. They are all
located adjacent to the north side of P erimeter Road. Access is provided from Perimeter Road via an all-
access driveway on the west side of the site. Parking is provided on the east side of the project site, just
east of the 8,188-square-foot hangar.
Construction and Soils
The soils on the project site are classified as Urban Land by King County. The Geotechnical Report
prepared by Terra Associates, Inc., dated February 1, 2013 and amended May 1, 2020, found that per the
2015 IBC, site Class "D" should be used in structural design for the property. No excavation or fill is
proposed for this project, and no trees are proposed to be removed.
Cedar River
A portion of the project site is located within 200 feet of the Cedar River, which is located east of the project
site. The closest area of work will be located approximately 142 feet from the Ordinary High Water Mark
(OHWM) of the Cedar River. The existing shoreline nearest to the project site is partially vegetated, with
several trees and bushes adjacent to the edge of the OHWM. The areas that are not vegetated consist of
rocky soil. There is a bluff approximately 12 feet in height and approximately 25 feet in depth from the
OHWM to Perimeter Road, which is located adjacent to the river. The area between the project site and
the OHWM consists predominantly of pavement.
Conclusion
The proposed demolition of the hangars will not have any significant environmental impacts. As the scope
of work is limited to the demolition of existing structures, the risk of erosion and other environmental damage
will be minimal. All construction activities will be conducted on site , and construction activities will begin
and end in the winter of 2021/2022.
