Dykeman are the owners of the following described real property, situated in the City of Renton, County of King, State of Washington: The south five hundred (500) feet of the following described property. 1J /R The east 393. 5 feet of the northwest one-quarter of the northeast one-quarter of Section 36, Township 23,North, Range 1.1)) 4 East, W. M. lying south of Drainage Ditch according to S. C. Cause No. 32912; less County Road. The owners, Roe and Lola T. Dykeman, desire to and hereby establish general restrictions, conditions and protective covenants with regard to the above described real property, as follows: 1. Set Backs: No sturctures, buildings, or storage shall be permitted or located (a) within sixty (60) feet of the property line adjacent to South 180th Street and (b) within twenty (20) feet of the property line adjacent to the east or west boundaries except for fences which may be located along the lines but not within sixth (60) feet of the property line adjacent to South 180th Street. 2. Landscaped Areas: The first twenty (20) feet adjacent to the ssuth property line (South 180th Street) and the first ten (10) feet adjacent to the east and west property lines shall be landscaped and maintained as landscaped areas, except for designated pedestrian, vehicular, and utility access ways. The remainder of the set back areas that are not required to be landscaped may be utilized for off street parking purposes. 3. Storage: The outside storage of materials, construction equipment, supplies and containers shall be permitted within the buildable area of the above described property, provided such storage area is screened from all adjacent property lines by a wall or view obscuring fence not less than eight (8) feet nor more than ten (10) feet in height. 4. Amendments: Any amendments of modifications to the above restrictions shall be subject to the prior written approval of the City Council of the City of Renton. VOL 41,t figEt0'4 5.
