DEED OF DEDICATION
FOR PUBLIC USE
The Grantor, Homeowners Association of Highlands Park, a Washington non-profit
corporation, conveys, quit claims and dedicates for public stormwater maintenance and
management purposes, to the City of Renton, a Washington municipal corporation, the
following described real estate, including any stormwater facilities and/or appurtenances
thereon, situated in King County, in the State of Washington:
Tract '997' of Highlands Park as recorded in Volume 245 of Plats, pages 95 -101, records
of King County;
All situate in Section 14,Township 23 North, Range 5 East, W.M., in the City of Renton,
King County, Washington.

The Grantor shall retain an easement for the purpose of landscape, lighting, and signage
maintenance over the property, described as follows:
That portion of Tract '997' lying between the easterly, southerly and westerly boundaries of
said tract and the following described line. Said line, following along an existing fence, is
more particularly described as follows:
Beginning at the Northeast corner of said tract;
Thence S4'29'22.2"W a distance of 147.64 feet;
Thence N84°33'32.2"W a distance of 221.26 feet;
Thence N45°36'S3.48"W a distance of 29.38 feet;
Thence N6°12'41.5"W a distance of 148.33 feet;
Thence N26°23'9.9"E a distance of 29.98 feet to the north line of said tract and the terminus
of the herein described fence line.
as shown in Exhibit 'A'.
The Grantor shall retain ownership of signage, irrigation systems, and lighting within the
easement and shall be responsible for all associated utility fees. Should the Grantor elect to
vacate the easement, the Grantor shall be responsible for removing any signage and all irrigation
and lighting from the easement and any costs of removal related thereto.
