THIS TRAFFIC AND PEDESTRIAN SIGNAL AND UTILITIES EASEMENT AGREEMENT
("Agreement") is made as of ]�PC�.ry'���jt� 12 , 2012 by and

between DAVID C. CHARLES and CHRISTINA M. CHARLES, husband and wife, ("Grantor") and
CITY OF RENTON a Washington municipal corporation ("Grantee").
RECITALS
A. Grantor owns certain real property located in King County, Washington
("Grantor's Property").
B. Grantor and Grantee desire to enter into this Agreement to create an easement
over Grantor's Property to benefit Grantee.

AGREEMENT
For and in consideration of one dollar and other valuable consideration, the receipt
and sufficiency of which is acknowledged by Grantor, Grantor and Grantee agree as follows:
1. Grant of Easement. Grantor grants, bargains, sells and conveys to Grantee the
following easement for a traffic and pedestrian signal, illumination, communication, and
power thereto with necessary appurtenances and facilities over, under, through, across and
upon the following described real estate, situated in the County of King, State of Washington
(the "Easement Area"):
An easement over east three feet of the west 13 feet of the north 15 feet of
Lot 26 of Jericho Estates, in Volume 234 of Plats, pages 78-80, under
recording number 20060530001974, records of King County.
All situate in the Northwest quarter of the Northeast quarter of Section 15,
Township 23 North, Range 5 East, W. M., in the City of Renton, King County,
Washington.
The above-described Easement Area is depicted in Exhibit A, attached hereto and
incorporated herein by this reference.
2. Term. The easement granted under this Agreement will be effective as of the
date this Agreement is recorded and is perpetual.
3. Costs of Construction and Maintenance. Grantee shall bear and promptly pay all
costs and expenses of construction and maintenance of the traffic and pedestrian signal and
its utilities upon the above referenced easement.
4. Successors and Assi�ns. The rights granted in this Agreement and the duties
agreed to hereunder will run with Grantor's Property and will inure to the benefit of and be
binding upon Grantor's and Grantee's respective successors and assigns.
