Dear Mr. Holmberg:
The City has finished reviewing your proposed lot line adjustment and is now ready to approve
and send the final version for recording. Please submit two sets of an original signed mylar and a
check for$15.29 made out to CD&L to me at the sixth floor counter of City Hall. Prior to
completing the mylars, please revise the signed document pursuant to the attached
comments from the City's Property Services Section.
Please verify that the mylars have been signed by all owners of record and have been notarized
with an ink stamp (not embossed). The ink stamp must be legible so that King County will
promptly record the lot line adjustment.
This decision to approve the proposed lot line adjustment is subject to a fourteen (14) day appeal
period from the date of this letter. Any appeals of the administrative decision must be filed with
the City of Renton Hearing Examiner by 5:00 pm, August 29, 2002.
Appeals must be filed in writing together with the required $75.00 application fee with: Hearing
Examiner, City of Renton, 1055 South Grady Way, Renton, WA 98055.
Appeals to the Examiner are governed by City of Renton Municipal Code Section 4-8-110.
Additional information regarding the appeal process may be obtained from the Renton City Clerk's

I have reviewed the application for the Steadman lot line adjustment 1109 N. 31 st Street and
have the following comments:
CODE REQUIREMENTS
1. A separate utility permit to cut and cap existing utilities to existing structures on site
will be required in E 'ition to the demolition permit.
2. At time of building permit application, system development fees for water, sewer and
storm, any special assessments will be required to be paid.
3. Separate permits for side sewers and water meters will be required
4. 1,000 gpm fire flow and a hydrant within 300 feet will also be required.

Thank you for your July 24, 2002 letter detailing your needs for the above referenced lot
line adjustment. Enclosed are two copies of the revised sheets for this project.
The following represents comments for the itemized list within your July 24th letter:
1. The referenced city file numbers have been added to the enclosed sheets.
2. The new common lot corners show that survey stakes will be set.
3. The date as to when the monuments were visited has been added to the legend on
sheet 2.
4. There are no easements, agreements or covenants on the parcels. A copy of a title
report is attached.
5. We will add the address number when they are supplied by the city. This can be done
when we produce the mylars for recording.
6. The "Declaration" has been added to sheet 1.
7. All references have been changed to "Lot Line Adjustment" as suggested.
8. There should be no required restrictive covenants, easements or agreements to the city
for this lot line adjustment.

Dear Mr. Holmberg:
The City of Renton has completed the initial review of your proposed lot line adjustment. The
following changes will be necessary in order for the City to approve your proposal:
V 1. Note the City of Renton land use action number and land record number, LUA-02-077-LLA
and LND-30-0248, respectively, on the drawing. The type size used for the land record
number should be smaller than that used for the land use action number.
✓ 2. Indicate what has been, or is to be, set at the new common corners of the proposed two lots.
✓ 3. Note the date the existing monuments were visited, per WAC 332-130-150.
„--4. Note all easements, agreements and covenants of record on the drawing, if any.
5. The city will provide addresses for the proposed lots as soon as possible. The addresses
need to be noted on the drawing.
v 6. We suggest that the"OWNERSHIP REQUEST” block, as shown on Sheet 1 of 2, be replaced
with the"DECLARATION" block noted on the attachment. Said attachment is more complete.
✓ 7. Replace all "BOUNDARY LINE ADJUSTMENT" references to LOT LINE ADJUSTMENT,
which is the preferred title used by the city.

Variance Justification
A variance is being requested to reduce the minimum lot width of the Steadman lots from
50.00 feet to 49.98 feet. The reason for the request is that the actual surveyed
measurement between the monuments at Park Ave N. and Burnett Ave N. and N. 31 st St
is 1299.77 feet instead of the 1300.00 feet shown on the original plat. This is not an
unusual situation in survey. Each of the 25 lots in the block would be shortened their
apportionate share of the shortage which in this case is 0.02 feet—roughly 'A of an inch.
When Mr. Steadman purchased the lots. He assumed the lots were 50.00 feet in width as
shown on the plat map, assessor's map and Kroll's map. Until the property was actually
surveyed, Mr. Steadman had no way to know of the shortage. The discrepancy is minor
and granting the variance will not impose any hardship on adjoining properties.
