PROJECT DESCRIPTION: The applicant is requesting approval of a Preliminary Short Plat for the proposed
subdivision of an existing 16,951 square foot (0.39 acre) lot into two lots. The subject property is located at 2732
Aberdeen Ave NE (Parcel number 3343901400) and is located within the Residential-8 (R-8) zone and Residential Medium
Density (MD) land use designation. The proposed residential density is 5.1 dwelling units per net acre. One single family
residence and one detached accessory structure are presently on the subject property. The existing home is proposed
to be retained and the patio on the existing home as well as the detached accessory structure are proposed for removal.
The proposed residential lot sizes are 7,762 SF for Lot A and 7,547 SF for Lot B. Access to the new lots is proposed via a
public alley that extends from Aberdeen Ave NE. The proposal includes 13 feet of public right of way dedication along
NE 28th St and frontage improvements for NE 28th St and Aberdeen Ave NE. There are currently three (3) significant on-
site trees on the project site, of which the applicant is proposing to retain two (2). Wellhead Protection Area (Zone 2,
Wellfield 5A) and Moderate Landslide Hazards are mapped on the subject site. The applicant submitted an Arborist
Report and Geotechnical Engineering Report with the project application.
