HomeMy WebLinkAboutFattore LLA Revision RequestNovember 10, 2021 Encompass Engineering and Surveying Attn: Dave Matthews 165 NE Juniper St, Unit 201 Issaquah, WA 98027 Subject: REVISION REQUEST Fattore Lot Line Adjustment / LUA21-000351, LLA Dear Mr. Matthews: The City of Renton has completed the initial review of your proposed lot line adjustment. The following changes will be necessary for the City to approve your proposal: 1. Please identify the use of the buildings on proposed Lot 3. 2. Detached accessory structures shall only be allowed on lots in conjunction with a primary use. After speaking with Senior Planner Alex Morganroth, it appears that there may be a dwelling unit in the structure labeled "Existing Building 5,055 s.f.". Please provide documentation that a dwelling unit is located in this structure. Documentation can include floor plans, supporting photos, approved permits etc. If it is determined that a primary use is not located on proposed Lot 3 then the accessory structures will need to be removed p rior to approval or the proposal will need to be revised to include the accessory structures with a primary use. 3. Within the R-4 zone a maximum of two detached accessory structures are permitted. If there are two structures, a maximum of 720 square feet pe r structure is permitted. If there is one structure then a maximum of 1,000 square feet for the structure is permitted. Please be aware detached accessory structures may need to be removed and/or reduced in size prior to approval of this application. 4. Please see attachments with comments from Technical Services and Engineering. Once the changes have been made please contact me for a resubmittal link. The revised plans will be routed for review and you will be notified when it is appropriate to submit the final signed documents.
