Fattore Lot Line Adjustment / LUA21-000351, LLA
Dear Mr. Matthews:
The City of Renton has completed the initial review of your proposed lot line adjustment.
The following changes will be necessary for the City to approve your proposal:
1. Please identify the use of the buildings on proposed Lot 3.
2. Detached accessory structures shall only be allowed on lots in conjunction with
a primary use. After speaking with Senior Planner Alex Morganroth, it appears
that there may be a dwelling unit in the structure labeled "Existing Building
5,055 s.f.". Please provide documentation that a dwelling unit is located in this
structure. Documentation can include floor plans, supporting photos, approved
permits etc. If it is determined that a primary use is not located on proposed
Lot 3 then the accessory structures will need to be removed p rior to approval
or the proposal will need to be revised to include the accessory structures with
a primary use.
3. Within the R-4 zone a maximum of two detached accessory structures are
permitted. If there are two structures, a maximum of 720 square feet pe r
structure is permitted. If there is one structure then a maximum of 1,000 square
feet for the structure is permitted. Please be aware detached accessory
structures may need to be removed and/or reduced in size prior to approval of
this application.
4. Please see attachments with comments from Technical Services and
Engineering.
Once the changes have been made please contact me for a resubmittal link. The revised
plans will be routed for review and you will be notified when it is appropriate to submit the
final signed documents. If you have any questions regarding your application or the
