Narrative:
The Renton Chick-Fil-A expansion meets the City's Urban Design Regulations as specified in this
narrative. This site is located at 375 Rainier Avenue South, Renton, WA, 98057. This is in Zone CA,
Commercial Arterial, District D. The building is existing as designed and constructed under Permit No.
TED-40-4063. This project is to expand the parking and drive-through north into the existing Firestone
parcel. All proposed parking will be north of the existing Chick-Fil-A. The existing driveway along Rainier
Avenue will be relocated north of the existing Firestone driveway to allow the most space possible to
access the private driveway to the Fred Meyer property. This will maintain access to the site from all
side streets and minimize the number of driveways not to impede on pedestrian circulation. The plaza
along 3rd Avenue will wrap around to Rainier Avenue South, allowing a clear path for pedestrian
circulation. Proposed landscaping and frontage to match newly constructed Chick -Fil-A and property
north of the existing Firestone building will be provided. This will blend the transition from Chick-Fil-A
to surrounding development as well.
Site Design and Building Location:
The existing building will remain as is as constructed under Permit No. TED-40-4063 and therefore,
there will be no change to existing service areas.
Parking and Vehicular Access:
Surface Parking: The site will be reconfigured to add additional parking for use at the existing Chick -fil-
A building. No parking is proposed between the building and the existing front yard property line along
Rainier.
Structured Parking Garages: No structured parking garages are proposed at this site.
Vehicular Access: The existing driveway to the Chick-fil-A site will be relocated to the northern portion
of the existing Firestone site in the proposed condition. The site will still only have one driveway to
match the existing condition and minimize the impediments to pedestrian flow on the Rainier Ave
sidewalk.
Pedestrian Environment:
The pedestrian plaza will wrap along the west side of the building and expanding the on-site pedestrian
facility. This will help more clearly delineate the entrance the building.
Frontage improvements will be provided along Rainier adjacent to the Firestone property so that
frontage matches the existing Chick-fil-A frontage along Rainier and the frontage at the property directly
north of the Firestone property.
Recreation Areas and Common Open Space:
The open space will expand along the west side of the existing building to provide a plaza space
between the west side of the building and Rainier Ave and will blend with the previously approved
plaza.
Building Architectural Design:
The existing building to remain as is as constructed under Permit No. TED -40-4063.
Lighting and Signage:
The lighting will remain as existing as much as possible. Any additional lighting will be placed in the
landscape islands in the Firestone parcel to increase visibility and site safety for vehicles and
pedestrians.

Landscaping:
The Firestone parcel will be landscaped to blend with the style on the existing Chick -fil-A site. The
frontage along the Firestone parcel will be revised to match the condition at the Chick -fil-A site south
and the parcel directly adjacent to the north.
