Dear T-Mobile/Sprint:
The City of Renton received the attached Notice of Termination dated 09/29/2021 effective 12/31/21.
The City believes that this Notice of Termination relates to the attached LAG-96-001 lease agreement
and amendments.
This lease LAG-19-001 expired in 2016 on its terms and has been in a hold over month-to-month since
2016 and terminatable at will of the parties pursuant to Paragraph 11. The City and Sprint were in
negotiations for several years for a new lease prior to the T-Mobile acquisition evidenced by the
attached letter dated September 20, 2020.
Therefore by this letter the City accepts T-Mobiles’ termination of the lease LAG-96-001 effective
12/31/21.
The City does not wish to enter into the proposed T-Mobile termination agreement as many provisiosn
are irrelevant and unnecessary to this lease and an amendment to the lease would require City Council
approval and there are limited time frame to get council approval prior to the end of the year.
The City believes that the terms and conditions of termination per the attached LAG-96-001 and
amendments are as follows:
1. Pursuant to Paragraph 7 Improvements: The City is not interested in keeping any of the
equipment and requires you to remove all equipment. All equipment must be removed before 12/31/21
and the site restored:
a. Remove all of round equipment and all of the antennas on the Highlands tank.
b. Remove all the cables along the legs and around the tank.
c. The underground conduits from the equipment pad to the base of the tank can be left in
place however, the cables and wirings inside the conduits must be pulled out.
d. All equipment and appurtenances on the ground pad must be removed

e. The concrete pad may be left in place.
2. The City requires that monthly rent continue to be paid until all equipment is removed – in the
event all equipment is not removed by 12/31/21.
3. The City is not aware of the a paragraph 38(D) (2) in the attached LAG-96-001 requiring a 6
month’s termination fee. You are welcome to pay it but the City does not believe it is required.
4. The City is not aware of any bonds, security deposits or other funds previously paid on this lease
that require refunding as evidenced in the attached LAG-96-001. If you are aware of such deposits for
funds, please explain and provide documentation. If you require a release of memorandum of lease –
please provide that release as such memorandum is in favor of the tenant and not the landlord.
The City believes that this letter accepts your Termination of LAG-96-001 effective 12/31/21.
