A total of 117 surface parking spaces would be provided for approximately 106 units. As developed, each studio-style room includes a fully equipped kitchen with refrigerator, oven/range, and microwave. Minor site plan and building improvements are proposed to the existing property, such as an enclosed outdoor amenity area for residents, fencing, and a larger refuse and recycling area. The proposed use would include 24-hour staffing, a code-of-conduct for all residents, active individualized case management, wrap-around service availability for residents, adherence to a good neighbor plan that addresses litter, noise, and security procedures. According to City of Renton (COR) Maps, the site contains high seismic hazard area, regulated slopes, and is located within the Black River/Springbrook Creek Reach A Regulated Shoreline, Shoreline High Intensity Regulated Shoreline and Special Flood Hazard Area (100 year flood) FEMA Zone – EA.
