The ' I foregoing grant of easement shall also permit Grantee with the right to install,repair, replace and maintain the native vegetation and to remove invasive vegetation and species within the Native Growth Protection Area,together with the right of ingress and egress thereto over the Grantor Property. l he foregoing grant of easement is conditioned on Grantee's covenant that it shall, upon completion of any work within the property covered by the easement, restore the surface of the easement, and any private improvements disturbed or destroyed during execution of the work, as nearly as practicable to the condition they were '� in immediately before commencement of the work or entry by the Grantee or its vendors or contractors. The Easement Area includes the protected slope area. MAINTENANCE RESPONSIBILITY: Afl owners of lots abutting or which include this Native Vegetation Protection Area are responsible for maintenance and protection of the Easement Area. Maintenance includes ensuring that na alteration by such Grantor occurs , within the easement and that all vegetation remains undisturbed by Grantor without the express, prior ', written authorization of the City. This easement shall run with the land described herein and shall be binding upon the Grantor as the owner � of the Grantor Property,its heirs,and all successor owners of the Grantor Property. Grantor covenants that it is the lawful owner of the Grantor Property described on Exhibit A and that it has a good and lawful right to execute this easement.
