I apologize for the delay in responding, however we had been working with the applicant to revise their plans to comply with City requirements. You have been added as a party of record for this project, as a party of record you will receive copies of City correspondence and any decisions issued on this project. I have included your comments in the official file for consideration by the decision maker. Your comments included concerns with regards to driveway access onto NE 6th, construction debris, drainage, and safety concerns: 1. NE 6th Street is a public street that is owned and maintained by the City of Renton, as part of the proposed short plat development additional landscape and street trees will be required to be planted along the NE 6th Street and Nile Ave NE street frontages. 2. Any concerns regarding existing construction debris resulting from the remodeling activities of the existing residence should be forwarded to our code compliance department at codecompliance@rentonwa.gov for their review. 3. The short plat improvements would be reviewed by a City engineer for compliance with the City of Renton Surface Water Design Manual. 4. With regards to children playing in the street, the primary function of the street is for vehicular access, due to potential safety concerns, the City would not advise that children be permitted to play in the street. The new driveway would be within our neighborhood development and not part of our very active HOA. The on again off again construction site that has been there for more than a year has been filled with piles of construction debris and trash, port o John’s that never get emptied. They have had dying trees, shrubs and dirt and gravel all over the road on Nile at various times. There has been no general contractor on site managing the various trades that have worked intermittently for over a year on the site. They knocked down trees and left rubble everywhere. Since they would not be part of our HOA and they would modify the street, I’m afraid our neighborhood would have to look at the mess for a CAUTION: This email originated from outside the City of Renton. Do not click links, reply or open attachments unless you know the content is safe. 2 very long time. Debris would possibly flow into NE 6th St. and neighbors yards due to lack of drainage. Shamrock neighborhood would also lose some parking capacity on the north side of the street. The biggest issue is a safety issue as our neighborhood has many children that play on the street and we have a playground adjacent. Since NE 6th St. is already a hill, the topography of the subdivision would add the driveway perpendicular to the existing hill. Would be very difficult to see cars coming out of the proposed driveway or children coming down the hill on bikes from the point of view of the driveway. Our hope is that the owner and developer will be considerate of the existing neighborhood, HOA, stormwater runoff and drainage issues and site safety and appearance and most importantly, our children’s safety.
