Subject:NE 6th St Short Plat, LUA21-000344
Thank you for your comments. I apologize for the delay in responding, however we had been working with the applicant
to revise their plans to comply with City requirements. You have been added as a party of record for this project, as a
party of record you will receive copies of City correspondence and any decisions issued on this project. I have included
your comments in the official file for consideration by the decision maker.
Your comments included concerns with regards to property maintenance, impact to your Home Owner’s Association and
access to NE 6th St:
1. Any concerns regarding existing property maintenance should be forwarded to our code compliance
department at codecompliance@rentonwa.gov for their review.
2. You also expressed concerns with regards to the proposed lots not being included within your Home Owner’s
Association. As the existing lot is located outside of the existing Home Owner’s Association, they would not be
required to join your HOA and would not entitled to utilize any common, private improvements that are owned
and maintained by your HOA.
3. The proposed short plat would be required to install frontage improvements along Nile Ave NE and NE 6th St.
Required frontage improvements would include curb and gutter, an 8-foot wide planter strip with street trees,
and sidewalk. There may be one or two street parking spaces that would be impacted as a result of the new
driveway access off of NE 6th St, however we have reviewed the proposed layout and determined that access off
of NE 6th St is the only feasible access available for the proposed short plat.
Thanks,
JILL DING, Senior Planner
