HomeMy WebLinkAboutRS_Survey_Flood Hazard Data_211214_v1Applicable Critical Areas Regulations: The following critical areas shall be regulated in accordance with the provisions of RMC 4-3-050, Critical Areas Regulations, adopted by reference except for the provisions excluded in subsection D2c11 of this Section. Said provisions shall apply to any use, alteration or development within the shoreline jurisdiction whether or not a shoreline permit or written statement of exemption is required. Unless otherwise stated, no development shall be constructed, located, extended, modified, converted, or altered, or land divided without full compliance with the provisions adopted by reference and the Shoreline Master Program. Within shoreline jurisdiction, the regulations of RMC 4-3-050 shall be liberally construed together with the Shoreline Master Program to give full effect to the objectives and purposes of the provisions of the Shoreline Master Program and the Shoreline Management Act. If there is a conflict or inconsistency between any of the adopted provisions below and the Shoreline Master Program, the most restrictive provisions shall prevail. (a) Aquifer protection areas. The Site is not located within an aquifer protection area. The City of Renton’s water comes from the Cedar Valley aquifer and Springbrook Springs. The Site is not located within either of these areas. Additionally, the Site is outside of the ten-year capture zone for Well 5A, based on the City of Renton’s GIS database. (b) Areas of special flood hazard. A Letter of Map Amendment (LOMA) was issued 22 May 2012 that removed the Site from the special flood hazard area. (c) Sensitive slopes, twenty five percent (20%) to forty percent (40%), and protected slopes, forty percent (40%) or greater. The Site is generally flat throughout. Sensitive slopes do not exist on the Site. (d) Landslide hazard areas. The Site is not located within a landslide hazard area as mapped by the City of of Renton’s GIS database (f) High seismic hazards. The Site is located within an area mapped as a high seismic hazard area. Issues involving development within a high seismic hazard area is an engineering question and outside of the scope of this Existing Conditions Report. (g) Coal mine hazards. The Site is not located within a coal mine hazard area as mapped by the City of Renton’s GIS database. (h) Fish and wildlife habitat conservation areas: Critical habitats. The Site contains a portion of the May Creek Reaches Shoreline jurisdiction. The portion of this conservation area within the Site’s boundaries is currently developed with impervious surfaces. The proposed project will not increase the amount of impervious surfaces. The portion of the May Creek Reaches shoreline jurisdiction adjacent to the Site is contained within a City-owned open space that is well vegetated and protected from further development. (i) Fish and wildlife habitat conservation areas: Streams and Lakes: Classes 2 through 5 only. This provision is not applicable. The Site does not contain, nor is it adjacent to, any Class 2 through 5 fish and wildlife habitat conservation areas. Kennydale Gateway Existing Conditions Report
