GENERAL REQUIREMENTS
A. Provide all required temporary facilities and all temporary utilities as required to keep
facility in operation during construction. Contractor is responsible for all costs associated with
temporary facilities and temporary utilities.
B. Construction Barricades: Provide construction barricade as required to keep Public and
Employees safe, following all applicable federal, state and city codes and regulations.
DRAWINGS / PERMITS BY OTHERS:
It is the contractor's responsibility to provide additional drawings and permits as required to
complete this project. The following list is by no means meant to be comprehensive, rather
suggestive of the possible types of additional permits, drawings, and submittals that may be
required during the course of the project. Depending on the project, some of the following
permits, drawing, and submittals could come up including others not listed below:
Provide Drawings / obtain Permit for Plumbing Work, Mechanical / Furnace Work, Electrical Work. Any
deferred submittals shall be submitted to the Building Department for review and approval (if any).
FRAMING (Project specific structural engineering shall govern)
A. All materials and workmanship shall conform to the requirements of the drawings. notes,
specifications, and all applicable codes and ordinances. See structural drawings.
B. Columns and posts located on concrete or masonry floors or decks exposed to the weather
or to water splash or in basements and which support permanent structures shall be supported
by concrete piers or metal pedestals projecting above floors unless approved wood of natural
resistance to decay or treated wood is used. The pedestals shall project at least 6 inches
above exposed earth and at least 1 inch above such floors. Section R317.1.4 I.R.C.
GENERAL NOTES
2018 INTERNATIONAL RESIDENTIAL CODE (I.R.C.) with Washington State Amendments
A. These notes are in abbreviate form. The intent is to further define those areas of work not
clearly delineated on the drawings. The quality of workmanship throughout shall be first class
and all materials shall meet or exceed the normal industry standards applicable in each case.
B. All work is to be performed in strict compliance with the 2018 International Residential Code
(I.R.C.) with Washington State Amendments, the 2018 Washington State Energy Code and all
applicable provisions of prevailing local, state, and federal codes and ordinances, including
appropriate licensing laws including any local amendments and compliance with the Land
Use code / Zoning Ordinance.
C. Notify and consult with Architect if discrepancies are found between drawings an site
conditions and/or building or zoning requirements prior to start of Work. Any consequences
resulting from these discrepancies will be the Contractors sole responsibility and expense if
Architect is not consulted before area in question is constructed.
D. Contractor shall verify field conditions prior to start of work. If measurements or conditions
differ from drawings, notify Owner prior to start of work. Bring any conflicts to the attention of
the Architect whereupon a final decision will be made.
E. Dimensional strings are generated by a computer drafting program that usually rounds the
dimension to the nearest 1/8 of an inch. Therefore, it would be possible that a string of multiple
dimensions and an overall dimensions of the same string could vary by 1/8 of an inch. Please notify
the Architect whether a verification of a dimension is needed or dimensions to 1/16" are required.
F. Unless noted otherwise, dimensions are to face of studs, face of foundation walls,
centerline of columns, face of window openings and inside of door jambs.
G. Do not scale drawings. During the reprographic process, proportions may have been
altered. Use written dimensions. Where conflicts exist, notify the Architect immediately.
H. The details shown are typical and shall be used for like or similar conditions not shown.
I. Contractor to maintain in force at all times, insurance as required by Article 11 of the
General Conditions of the Contract for Construction, AlA Document A201. Certificates
evidencing said insurance shall be provided to the Owner, prior to commencement of any work.
J. Contractor is solely responsible for all construction means and methods and shall maintain
the structural integrity of any construction until all final lateral and vertical load carrying
systems are completed - approvals from the architect do not extend to approval of
construction means and methods.
K. Drawings are for a complete installation with fully-functional assemblies - contractor is to
field verify all dimensions and conditions prior to any work and shall be responsible for all work
and materials including those finished by subcontractors.
L. The Contractor shall coordinate with the Building Department for all Building Department
required inspections.
ELECTRICAL
A. Electrical work shall be performed in a "BIDDER-DESIGN" manner. The Contractor shall
submit such systems separately for permit. It is the Contractors responsibility to design systems
that meet all requirements and codes. Contractor shall submit drawings, pay for, and obtain
permit and perform work in a manner that meets or exceeds the recognized workmanship
standards for the industry.
B. All drawings are to be submitted for review and approval to the Owner before performing
Work. Specific attention is to be paid regarding Owner requested locations of electrical,
phone and computer cabling port locations.
C. Proper protection shall be provided around recessed light fixtures per manufactures
recommendations so that overheating will not occur. Recessed light fixtures to be I.C. rated.
D. Light switches and outlets to be away from jambs and corners 8" min. to allow for trim.
SMOKE ALARM/DETECTORS per I.R.C. R314 and CARBON MONOXIDE ALARMS per I.R.C.
R315
A. Smoke alarms shall be installed in the following locations (R314.3):
1. Inside each sleeping room or sleeping loft (see 4)
2. Outside each separate sleeping area in the immediate vicinity of the bedrooms (see 4)
3. On each additional story of the dwelling, including basements and habitable attics (see 4 & B)
4. NOT within 3' of a door or opening of a bathroom that contains a bathtub or shower,
unless that is the only available location.
5. In napping areas in family home childcare
B. Interconnection (R314.4): Where more than one smoke alarm is required to be installed
within an individual dwelling unit in accordance with Section R314.3, the alarm devices shall be
interconnected in such a manner that the actuation of one alarm will activate all of the
alarms in the individual dwelling unit. Where an accessory dwelling unit is created within an
existing dwelling unit all required smoke alarms, in the accessory dwelling unit and the primary
dwelling unit, shall be interconnected in such a manner that the actuation of one alarm will
activate all alarms in both the primary dwelling unit and the accessory dwelling unit. Physical
interconnection of smoke alarms shall not be required where listed wireless alarms are installed
and all alarms sound upon activation of one alarm.
Exception: if existing smoke alarms are not interconnected, or new and existing alarms are not
capable of being interconnected.
C. Where alterations, repairs or additions requiring a permit occur, where one or more sleeping
rooms are added or created in existing dwellings, or where an accessory dwelling unit is
created within an existing dwelling unit, each dwelling unit shall be equipped with smoke
alarms as required for new dwellings.
D. All smoke alarms shall be listed in accordance with UL 217 and installed in accordance with the
provisions of the I.R.C. Heat detectors and heat alarms shall be listed for the intended application.
Combination smoke and carbon monoxide alarms shall be listed in accordance with UL 217 and
UL 2034. Smoke alarms, heat detectors and heat alarms shall comply with NFPA 72 and I.R.C. R314 .
E. Fire alarms systems shall be permitted to be used in lieu of smoke alarms and shall comply
with the provisions of the I.R.C. and the household fire warning equipment provisions of NFPA
72, and shall be listed in accordance with UL 268.
F. A heat detector or heat alarm shall be provided in new attached garages, and shall be
rated for the ambient outdoor temperatures and humidity shall be installed in new garages
that are attached to or located under new and existing dwellings, shall be installed in a central
location in accordance with the manufacturer's instructions. Heat detectors and heat alarms
shall not be required in dwellings without commercial power. Heat detectors and heat alarms
shall be connected to an alarm that is installed in the dwelling unit, and shall be located in a
hallway, room, or other location that will provide occupant notification.
G. Carbon Monoxide Alarm locations shall be installed OUTSIDE of each separate sleeping
area in the immediate vicinity of bedrooms (on each level of the dwelling unit), and on each
level of the dwelling (R315.2.1) and WITHIN a bedroom that has a fuel-burning appliance (such
as a gas fireplace) per R315.3.
H. Single station carbon monoxide alarms shall be listed as complying with UL 2034 and shall
be installed in accordance with the I.R.C. and manufacturer's installation instructions.
DRYWALL FINISH
A. Provide 1/2" gypsum wall board for non-rated assemblies and 5/8" type "X" gypsum wall
board for 1-hour rated assemblies with all exposed joints and fastener heads smooth and flush
with surface of board. Joints taped and prepared for application of finish.
B. Per I.R.C. Section R302.7 enclosed space under stairs that is accessed by a door or access panel
shall have walls, under stair surface and any soffits protected on the enclosed side with 1/2" GWB.
C. "Recommended Specifications for the Application and Finishing of Gypsum Board," latest
edition, as published by the Gypsum Association (also published as ANSI 97.1 and "Using Gypsum
Board and Ceilings", latest edition). Install for 1 hour fire-rating as governed by local codes.
F. All GUARDRAILS to be 36" high minimum from finished floor line. Openings in railing
assemblies are to be less than 4" in one direction. Guard Live Load Requirements per I.R.C.
Table R301.5: for guardrails and handrails 200 lbs (a single concentrated load applied in any
direction and at any point along the top) and for guardrail in-fill components 50 lbs (guard-rail
infill components except the handrail, balusters and panel fillers shall be designed to
withstand a horizontally applied normal load of 50 lbs on an area equal to 1 SF. This load need
not be assumed to act concurrently with any other live load requirements.) Glazing used in
handrail assemblies and guards shall be designed with a safety factor of 4. The safety factor
shall be applied to each of the concentrated loads applied to the top of the rails, and to the
load on the in-fil components. These loads shall be determined independent of one another,
and loads are assumed not to occur with any other live load.
Handrails to be between 1 1/2" dia. and 2" dia., with clearance of 1 1/2" between rail and wall
surface. Mount between 34" and 38" off stair nosing.
G. DECKING: All wood exposed to weather, such as wood used for deck framing including,
decking, railings, joists, beams, and posts shall be pressure treated or of wood with natural
resistance to decay.
H. SIDING RELATIVE TO EARTH OR CONCRETE PATIOS, ETC: Clearance between wood siding
and earth on the exterior of a building shall not be less than 6 inches. Clearance between
wood siding and concrete steps, slabs, patios, and similar shall not be less then 2 inches.
Exception: when such siding is naturally resistant or P.T. 317.1 I.R.C.
CEILING HEIGHT per I.R.C. R305
A. Habitable space, hallways and portions of basements containing these spaces shall have a
ceiling height not less than 7 feet measured from FINISH floor to FINISH ceiling. Beams can NOT
project below the required ceiling height.
B. Bathrooms, toilet rooms and laundry rooms shall have a min. ceiling height of 6'-8" at the
center of the front clearance area for fixtures.
C. Sloped Ceilings: For rooms with sloped ceilings at least 50% of the REQUIRED floor area of a
room/space must have a ceiling height of 7'-0" with no ceiling height less than 5'-0" (i.e.
minimum REQUIRED bedroom is 70 SF per R304.1, so at least 35 SF of a bedroom needs to have
ceiling heights over 7 feet and the other 35 SF over 5 feet).
D. Portions of the basement that do not contain habitable space or hallways shall have a
ceiling height of not less than 6'-8". At beams, girder, ducts or other obstructions, the ceiling
height shall be not less than 6'-4" from the finished floor.
E. Minimum areas for habitable rooms per I.R.C. R304:
Habitable rooms shall have a floor area of not less than 70 SF, and not lest than 7' in any
horizontal dimension. Kitchens are exempt from minimum area and dimensions.
F. I.R.C. Definition of Habitable Space: A space in a building for living, sleeping, eating or
cooking. Bathrooms, toilet rooms, closets, halls, storage or utility spaces and similar areas are
not considered habitable spaces.
STAIRS
A. I.R.C. R311.7 , MIN 36" WIDE, MAX. RISER = 7 3/4", MIN. TREAD = 10". Clear width of stairs shall not
be less than 31 1
2" where there is handrail on one side, and not less than 27" where handrails are
on both sides. Handrails shall not project more than 4 1/2" on either side of the stairway.
B. Landings: There shall be a floor or landing at the top and bottom of each stairway except a
door swinging away from the stairs is OK for interior stairs. The width of each landing shall not
be less than the width of the stairway served, min. 36" in the direction of travel. Max. 2% slope.
C. Handrails: 34" to 38", min 1 1/2" clear from wall, continuous from full-length of flight where
risers are. Handrail ends shall be returned or terminate in newel posts or safety terminals. New
posts can interrupt handrails at a turn in a flight with winders, at a landing, or over the lowest
tread . The lowest tread may have a volute, turnout or newel. Handrails shall be of the two
types listed in I.R.C. 311.7.8.5. or provide equivalent graspability.
D. The minimum headroom at stairs shall be 6'-8" measured vertically from a sloped plane
adjoining the tread nosing (if applicable).
EXTERIOR WALLS, ROOF ASSEMBLIES & WEATHER PROTECTION
A. Building Enclosure Design: For Building Enclosure Notes sheets at near end of the set.
EXHAUST
A. RANGE EXHAUST & DRYERS: Domestic kitchen range ventilation and domestic clothes dryers
ducts shall have smooth interior surfaces, shall be substantially airtight, shall be equipped with
a back-draft damper and shall comply with the provisions of Chapter 15, sections M1502 and
M1503 I.R.C. The exhaust system shall be independent of all other systems.

B. Moisture exhaust ducts for clothes dryers shall terminate on the outside of the building and
shall be equipped with a back-draft damper. Screens shall NOT be installed at the duct
termination. Ducts for exhausting clothes dryers shall NOT be connected or installed with sheet
metal screws or other fasteners which will obstruct the flow.

C. Unless otherwise permitted or required by the dryer manufacturer's installation instructions
and approved by the building official, dryer exhaust ducts shall have a 4 inch diameter; the
maximum length of the exhaust duct shall be 35' from the connection to the transition duct
from the dryer to the outlet terminal. Where fittings are used, the maximum length of the
exhaust duct shall be reduced in accordance with I.R.C Chapter 15, Table M1502.4.5.1.
The maximum length of the exhaust duct does not include the transition duct.
FIRE-RESISTIVE REQUIREMENT NOTES
A. CONSTRUCTION TYPE V-B (Table 601 I.B.C) Interior & Exterior Bearing Walls, & Non-Bearing
Walls to be Type V-B construction as required.
NOTE: All voids under stairs shall be 1-Hour Rated Construction per plans and details.

B. TYPES OF CONSTRUCTION: Standards of Quality - Construction materials shall be labeled
appropriately, as required by the local municipality, showing that they comply with local
code standards for such materials as building paper, decking material, foam plastics, wall
and roofing materials.
VENTILATION and INDOOR AIR QUALITY
A. SOURCE SPECIFIC VENTILATION REQUIREMENTS per I.R.C. Chapter 15, M1505
Local exhaust fans are required in each bathroom, toilet room and kitchen and shall have the
capacity to exhaust the minimum airflow rate in accordance with Table M1505.4.4:
- Kitchens = 100 cfm intermittent, or 30 cfm continuous
- Bathrooms and toilet rooms = 50 cfm intermittent, or 20 cfm continuous
WATER CONSERVATION NOTES
A. Water Heating is per 'F' under ENERGY CODE NOTES
DOORS AND WINDOWS
A. Doors as selected by Owner, but must meet code, egress, hardware requirements. All exits
shall be operable from the inside without the use of a key or special knowledge. Doors
leading into the living area from the garage shall be self-closing and self-latching.
B. See Floor Plans for Sizes of doors and windows. Rating and Required U-Values shall be per
plan and as set forth on this sheet. See schedules attached or in drawings. All exterior doors,
windows and skylights shall be NFRC certified.
C. All Glazing within 24" of a door to be tempered, including any glass shower or tub doors.
Additionally, glazing within 5 feet of the bottom or top of stairways where the sill is less than 60" AFF
shall be Safety Glazed. I.R.C. R308.4 specifies other hazardous locations also requiring safety glazing.
D. Egress windows from sleeping rooms and basements with habitable space w/o sleeping room
to have a minimum net clear opening of 5.7 SF, minimum of 24" clear height, 20" minimum clear
width, with maximum sill height of 44" above finished floor. Exception: Grade floor or below grade
openings can have a minimum net clear opening of 5.0 SF per Exception under I.R.C. R310.2.1 .
E. Window Well: Egress windows with a finished sill height that is below the adjacent grade level
shall be provided with window wells that allow the window to be fully opened and provide a
minimum clear opening of 9 SF, with a minimum dimension of 36". Window wells with a vertical
depth of more then 44" shall be provided with an approved permanently affixed ladder w/
minimum inside width of 12" complying w/ R311.7 , or stairs that are accessible with the window in
the fully open position. The ladder shall not encroach into the 36" dimension by more than 6" per
I.R.C. R310.2.3 Exception . Window wells shall be designed for proper drainage by connecting to
building's foundation drainage system or by an approved alternate method, unless the
foundation is on a well-drained soil or sand-gravel mixture soils as described in Table R405.1 .
C. Wood framing members, INCLUDING wood sheathing, that are in contact with exterior
foundation walls and are less than 8 inches from exposed earth shall be of naturally durable
or preservative-treated wood (P.T. wood). Section R317.1 I.R.C.
D. Fire-blocking, draft-stops, and fire-stops to be per I.R.C. Ensure Fire Blocks meet I.R.C.
Sections 302.11 and 602.8 requirements at horizontal & vertical within framing, and for all areas
including furred spaces, concealed spaces at stairs, openings around vents, ducts & other
penetrations, soffits, drop & cove ceilings.
E. Where installation includes manufactured products, comply with the manufacturer's
applicable instructions and recommendations for installation. Verify rough-in dimensions for
equipment and provide buck-outs, backing and jacks as required
F. ENERGY CREDITS: (R406) Additional Energy Efficiency Requirements:
1. Small Dwelling Unit (dwelling units less than 1,500 sf w/ less than 300 sf of fenestration, or
addition between 500 - 1500sf): 3.0 credits
2. Medium Dwelling Unit (all dwelling units not small or large): 6.0 credits
3. Large Dwelling Unit (units over 5,000sf): 7.0 credits
4. Dwelling units serving R-2 occupancies: 4.5 credits
5. Additions less than or equal to 500 sf: 1.5 credits

Option 2.3: AIR LEAKAGE CONTROL AND EFFICIENT VENTILATION - 1.5 CREDIT
Compliance based on R402.4.1.2: Reduce the tested air leakage to 1.5 air changes per hour
maximum at 50 Pascals, and;
All whole house ventilation requirements as determined by Section M1505.4 of the
International Residential Code or Section 403.4.4 of the International Mechanical Code shall
be met with a heat recovery ventilation system with minimum sensible heat recovery
efficiency of 0.75.
Option 3.4: HIGH EFFICIENCY HVAC EQUIPMENT - 1.5 CREDITS
Ductless mini-split system heat pump system. Zonal control: In homes where the primary space
heating system is zonal electric heating, a ductless mini-split heat pump system with a
minimum HSPF of 10.0 shall be installed to provide heating to the largest zone of the unit.
Option 5.5: EFFICIENT WATER HEATING - 2.0 CREDITS

B.BUILDING AIR LEAKAGE SEALS & WEATHER STRIPPING: (R402.4) Exterior joints around
windows door frames, openings between walls and foundation, walls or roofs and all
penetrations shall be sealed, caulked, gasket or weather stripped to limit air leakage.
Other exterior joints shall be similarly treated, taped or covered with moisture vapor
permeable house wrap.

C.BUILDING AIR LEAKAGE TESTING: (R402.4.1.2 TESTING): As coordinated with inspector, verify
with each project. Dwelling units shall be tested and verified as having an air leakage
rate of not exceeding 1.5 air changes per hour per energy credit 2.3 below, testing shall
be conducted by an approved 3rd party. Perform testing per code requirements.

D.HVAC CONTROLS: Each dwelling unit is required to be provided with at least one
programmable thermostat for the regulation of temperature (R403.1).
.
E.DUCT TESTING: (R403.3.3) Ducts shall be leak tested in accordance with WSU RS-33, if ducts
are not entirely within building thermal envelope, they shall be insulated minimum R-8, and
when ducts are within a concrete slab or in the ground shall be insulated with minimum
R-10 (R403.3.1). Contractor to follow all other instructions per SEC for the duct testing and
required insulation.

F.LIGHTING: (R404.1) A minimum 90% of permanently installed lamps shall be high-efficacy.
.
G. MOISTURE VAPOR RETARDERS: Per I.R.C. Section R702.7 install a vapor retarder (such as
craft paper faced insulation, a special interior paint, vapor retardant foil or other approved
vapor retarders) in all framed walls, floors and roof ceiling elements of the building thermal
envelope on the warm-in-winter side of the insulation, except at unvented roof assemblies. In
wet areas such as shower stalls install vapor barrier behind cement backer board or install a
waterproof membrane such as Schluter-Kerdi or approved equal over cement backer board.
Install vapor barrier behind tubs and fiberglass tub-shower surrounds.

I. INSULATION GLAZING/ VAPOR RETARDER: Residential Spaces are to follow the below
Envelope Criteria:
2018 WA STATE Energy Code, Table R402.1.1, "Insulation and Fenestration Requirements by
Component" for Climate Zone Marine 4: (R-values are minimums, U-factors are maximums)
- Fenestration U-Factor: 0.30 --> This project 0.28 per energy credit 1.3 above
- Skylight U-Factor: 0.50
- Ceiling R-Value: R-49, for single rafter- or joists- vaulted ceilings, the insulation may be
reduced to R-38 if the full insulation depth extends over the top plate of the ext. wall.
- Wood Frame Wall R-Value: 21 int
- Floor R-Value: R-30 --> This project R-38 per energy credit 1.3 above
- Below-Grade Wall R-Value: R-10 continuous insulation on the exterior of the wall, or R-15
continuous insulation on the interior of the wall, or R-21 cavity insulation plus an R-5 thermal
break between the slab and the basement wall at the interior of the basement wall
(or R-13 cavity insulation on the interior of the basement wall plus R-5 continuous
insulation on the interior or exterior of the wall.)
- Slab R-Value & Depth: R-10, 2 ft --> This project both slab on grade and below grade
shall have min R-10 continuous insulation under entire slab per energy credit 1.3 above
- Headers shall be insulated with a minimum of R-10 insulation
(See Glazing Schedule and Heating Equipment Sizing forms.)
MECHANICAL
A. HVAC and Plumbing work shall be performed in a "BIDDER-DESIGN" manner. The Contractor
shall submit such systems separately for permit. It is the Contractors responsibility to design
systems that meet all requirements and codes. Contractor shall submit drawings, pay for, and
obtain permit and perform work in a manner that meets or exceeds the recognized
workmanship standards for the industry.
.
B. All drawings are to be submitted for review and approval to the Owner before performing Work.
.
C. Heating for this project is ductless split system heat pump with zonal control to provide
heating to the largest zone of the dwelling unit where the rest of unit heated with zonal
electric heating, per F under ENERGY CODE NOTES.
.
.
B. WHOLE HOUSE VENTILATION
Whole House Ventilation using an ERV system with integral fans per I.R.C. M1505.4.1.
Continuous whole house ventilation system shall comply with the following:
·Exhaust fans shall be ducted directly to the outside
·Exhaust fans shall be designed to limit the pressure difference to the outside
·Shall be equipped with backdraft damper or motorized damper complying with WSEC
·Shall be tested and rated in accordance with the airflow and sound rating procedures as
described in section M1505.4.4.2
·Bathroom fans with intermittent exhaust airflow rates higher than the continuous exhaust
airflow rates in Table M1505.4.4(1) shall be provided with occupancy sensors or humidity
sensors to automatically override the fan to the highest speed airflow rate.
·Whole house mechanical ventilation system shall be tested, balanced and verified to provide
a flow rate not less than the minimum required by Section M1505.4.3 and M1505.4.4 . Testing
shall be performed according to the ventilation equipment manufacturer's instruction, or by
using a flow hood, flow grid, or other airflow measuring device at the mechanical ventilation
fans inlet terminal, outlet terminals or grills or in the connected ventilation ducts. Where
required for the building official, testing shall be conducted by an approved third party. A
written report of the results of the test shall be signed by the party conducting the tests and
provided to the building officials and be posted in the dwelling unit per M1505.4.1.7 .
·The whole house ventilation system shall be controlled with manual switches, timers or other
means that provide for automatic operation of the ventilation system that are readily
accessible by the occupant.
·Whole house mechanical ventilation system shall be provided with the controls that enable
manual override off of the system by the occupant during periods of poor air quality. Control
show include permanent text or a symbol indicating their function.
·Whole house ventilation systems shall be configured to operate continuously except
intermittent off controls and sizing are provided per Section M1505.4.3.2 .
·Fresh air inlets shall be screened and away from any hazardous fumes. Doors shall be
undercut 1/2" min above surface of finished floor.
·Undercut door or provide transfer grill if Whole House Fan is located in Laundry/Utility Room.
·HVAC contractor shall comply with proper sizing of supply ducts, damper size, minimum
ventilation rate, fan noise and all other requirements in Section M1505 of I.R.C.

D. Appliances intended for installation in closets, alcoves or confined spaces shall be so listed
per code, I.M.C. and Chapter 13 of I.R.C.

E. Appliances installed in garages or other areas where they may be subject to mechanical
damage shall be suitably guarded against such damage by being installed behind protective
barriers or by being elevated or located out of the normal path of vehicles. Equipment
located in a garage and capable of igniting flammable vapors shall be installed with the
pilots and burners or heating elements and switches at least 18 inches above the floor level.
F. Appliances designed to be in a fixed position shall be securely fastened in place. Supports
for appliances shall be designed and constructed to sustain vertical and horizontal loads
within the stress limitations in the building code and I.M.C. and Chapter 13 of I.R.C.
.
G. Verify types, Manufacturer, and locations of all Plumbing Fixtures, Faucets with Owner prior
to purchasing and / or installing.
H. Vent outlet for gas appliances shall be 3' minimum away from door opening, or operable
or fixed windows, and 10' minimum away from fresh air intakes per Washington State EC and
I.R.C. Chapter 24.
D. Per I.R.C. Section R702.3.7 Water resistant gypsum backing board shall NOT be installed
over a Class I or II vapor retarder in a shower or tub compartment. Water resistant gypsum
backer board shall NOT be used where there will be direct exposure to water or in areas of
high humidity. Per Table R702.4.2 the use of cement backer board is allowed in these areas.

The roof insulation for an un-vented roof assembly shall be a spray-applied foam insulation.
The un-vented roof assembly shall comply with 2015 IRC R806.5.

THIS PROJECT:
5.1.3 Air-impermeable and air-permeable insulation. The minimum R-10 air-impermeable
insulation shall be applied in direct contact with the underside of the structural roof sheathing
for condensation control. The air-permeable insulation shall be installed directly under the
air-impermeable insulation.

2925 Galleria Drive, Arlington, Texas 76011 (817) 640-4900. ICC-ES Evaluation Report ESR-3198.
SPRAY-APPLIED INSULATION TO BE INSTALLED BY CERTIFIED INSTALLER.
HEATLOK ECO is a spray-applied rigid-medium density polyurethane closed cell foam
insulation with a nominal density of 2.0 pcf. The insulation is air-impermeable when installed in
accordance with the iCC-ES Evaluation Report. The insulation, at a maximum thickness of 4",
has a flame-spread index of 25 or less and a smoke-developed index of 450 or less when
tested in accordance with ASTM E84. Thicknesses of 5 1/2" for wall cavities and 9 1/2" for
ceiling cavities are recognized, based on testing in accordance with NFPA 286, when the
insulation is covered with a min. of 1/2" thick GWB installed in accordance with the applicable
code.
A COPY OF THE ICC REPORT FOR THE PRODUCT MUST BE PROVIDED ON THE JOB SITE FOR FIELD
INSPECTOR VERIFICATION.

BUILDING ENCLOSURE NOTES
The following notes and attached details shall help prevent water induced damage to buildings
during and after the construction process.
These notes and details are intended for smaller residential construction such as single-family,
duplexes and town home buildings. For special situations and more complex buildings contact
the Architect. When details are not practical to build, contact the Architect to resolve problems.
The intent is to manage moisture intrusion or build-up.
Developer to check the components meet all codes, specifications and the design intent. The
Developer shall check all workmanship including but not limited to below-grade drainage,
capillary breaks, vapor retarders, flashing, window & skylight installation, roof/wall joints and
ductwork.
MEASURES TO PREVENT MOIISTURE UP-TAKE CLOSE TO THE GROUND:
1.The ground surface around buildings shall be graded to slope away from the building so that
rain water will run-off and will not pond near foundation walls. If this is not possible (e.g. drive
way) provide a sufficient number of catch basins or trench drains.
2.Roof drains, downspouts, catch basins, foundation drains, etc. shall be tight lined and
connected to a City approved discharge system to ensure that any rain water is carried away
from the building.
3.An appropriate vapor retarder shall be laid on exposed earth to prevent water evaporation
from soil moisture into crawl spaces. The crawl space shall be vented according to the
Residential Building Code Section R408.
4.The use of a vapor retarder under concrete slabs is recommended as a capillary break to
prevent moisture seepage from underlying soil into the concrete. Care should be taken not to
damage the membrane during the concrete pour.
5.Perimeter foundation walls for habitable spaces shall receive a coating or a membrane
system per drawings to serve as a capillary break and prevent moisture seepage into the
concrete.
The use of a sill sealer between concrete foundation walls and framing is recommended.
MEASURES TO PREVENT MOISTURE INTRUSION / BUILD-UP, OR AIR LEAKAGE ABOVE GROUND:
1.Developer is solely responsible to ensure that all building materials are protected from
moisture. Developer shall check moisture content of materials during construction.Generally the
use of dry building materials is preferable but if this is not completely possible the building
components shall be allowed to dry out before closing any cavities where moisture could be
trapped.
2.Vinyl windows with integral flanges and doors shall be installed per ASTM E 2112-01,
Method B. For other window types Developer shall choose the appropriate installation method
from ASTM E 2112-01.
3.Weather barriers and flashing are always to be lapped in a water shedding fashion. Flashing
shall be installed in such a manner so as to prevent moisture from entering the wall or to redirect it
to the exterior. Flashing shall be installed at the perimeters of exterior doors and window
assemblies, exterior wall intersections with roofs, chimneys, porches, decks, balconies and similar
projections and at built-in gutters and similar locations where moisture could enter the wall.
Flashing with projecting flanges shall be installed on both sides and the ends of copings, under sill
and continuously above projecting trim.
4.All decks and balconies shall be sloped away from the building at a minimum rate of a
quarter inch per foot. Thresholds of doors that open onto decks and balconies shall be set in
sealant and curbed.
5. In exterior walls of buildings or structures, wall pockets or crevices in which moisture can
accumulate shall be avoided or protected with caps or drips, or other approved means shall be
provided to prevent water damage.
6. Walls between heated and unheated space shall be constructed to reduce air leakage
through the use of tape, caulk, gaskets, or expanding foam sealants in conjunction with sheet
membrane or panel materials.
7. Penetrations in walls and ceilings for plumbing and electrical systems with the potential of
creating a path for air-leakage shall be sealed before closing walls.
8. Exhaust ducting that passes through unconditioned or unheated space shall be insulated to
prevent condensation in the ducting.
MEASURES TO KEEP BUILDING DRY AFTER OCCUPANCY:
A part of the Developer's hand-off to the Owner shall be written information about maintenance
of the building. The Developer shall encourage the Owner to keep a record book of building use,
maintenance and performance problems and responses to those problems.
The written information shall include but is not limited to the following notes:
1.After occupying the building the Owner should have conditions of windows and sealant
joints checked yearly.
2.Attic spaces, roofs and especially roof penetrations should be inspected yearly for leaks.
3.The building should be inspected twice yearly for plumbing leaks at sinks, toilets, showers and
bathtubs.
4.Check gutters and downspouts yearly (or more often if needed) and clean out as necessary.
5.In general, drainage around the building should be checked. Water ponding close to the
building due to changes in landscaping should not be allowed. Also check landscaping
irrigation, it should not come in contact with the building.
